
Property Manager

Alakai Property Management is seeking an experienced Property Manager to oversee the day-to-day operations of a growing portfolio of multi-tenant retail and industrial assets, including both in-house owned properties and third-party managed assets.
This is a newly created, full-time, in-office position based in Orlando, FL. The Property Manager will be responsible for operational execution, lease administration, budgeting, financial reporting, vendor oversight, tenant relations, and the continued development of scalable property management systems and best practices.
This role offers meaningful autonomy, visibility with ownership, and the opportunity to help build and professionalize a best-in-class property management platform that supports Alakai’s long‑term growth, including third‑party management services.
Role Mission
To manage each asset with an ownership mindset, ensuring operational excellence, financial accuracy, and exceptional tenant service while protecting and enhancing long‑term asset value. The Property Manager will build strong relationships with tenants, vendors, brokers, and internal teams while driving transparency, consistency, and innovation across property operations. Key Responsibilities
Portfolio & Property Operations
Oversee day‑to‑day operations of assigned retail and industrial properties across Florida and select U.S. markets. Maintain premier physical building conditions consistent with Alakai’s service and brand standards. Conduct regular property inspections, identify issues, and implement corrective actions. Coordinate maintenance, repairs, and capital improvement initiatives, ensuring quality, timeliness, and cost control. Implement and oversee preventative maintenance programs for assigned assets. Own annual operating budgets for assigned properties, including forecasting and ongoing expense control. Review monthly financial statements, variance reports, and NOI performance, implementing corrective measures as needed. Oversee CAM reconciliations for NNN properties in coordination with Accounting and the Controller. Ensure accurate coding, approval, and documentation of invoices within approved budgets. Support ownership reporting through timely and accurate monthly and quarterly reporting packages. Lease Administration
Administer lease agreements and ensure compliance with all material terms and conditions. Audit leases in Yardi for accuracy, including rent, CAM, insurance, and critical lease provisions. Track and manage co‑tenancy clauses, exclusive use provisions, kick‑out rights, and NNN caps. Support lease renewals, amendments, tenant move‑ins and move‑outs, and broker coordination. Ensure vacant spaces are clean, accessible, and market‑ready for showings. Serve as the primary point of contact for tenants, ensuring prompt communication and service delivery. Foster strong tenant relationships and proactively address concerns to drive satisfaction and retention. Coordinate tenant onboarding, ongoing communications, and issue resolution. Develop scopes of work and competitively bid vendor services, including recurring contracts. Manage vendor relationships, RFPs, contract negotiations, and ongoing performance. Ensure vendor compliance with contract terms, insurance requirements, and safety standards. Systems, Processes & Platform Growth
Develop, refine, and document property management policies, procedures, and SOPs. Support the build‑out and marketing of Alakai’s third‑party property management offerings. Assist with digital presence and marketing initiatives, including Google My Business and related platforms. Maintain accurate property profiles, tenant lists, vendor lists, and operational documentation. Ensure compliance with local, state, and federal regulations, including health and safety standards. Monitor insurance compliance for tenants and vendors and coordinate claims as necessary. Oversee site safety, security programs, and life‑safety procedures. Proactively identify risks to asset performance or business plan execution and elevate with solutions. Target Candidate Profile
The ideal candidate is a proactive, detail‑oriented commercial property manager who thrives in a fast‑moving, entrepreneurial environment and brings both operational discipline and problem‑solving creativity. Qualifications
6–10 years of commercial property management experience (retail and/or industrial strongly preferred). Strong experience with budgeting, financial reporting, and CAM reconciliations. Deep understanding of lease administration and commercial lease structures. Experience working with institutional owners or owner‑operator platforms preferred. Proficiency with Yardi (required); MRI familiarity a plus. Demonstrated experience with vendor management, capital projects, and operational compliance. CPM, RPA, or similar designation preferred but not required. Excellent written, verbal, and interpersonal communication skills. Strong organizational skills, time management, and ability to operate autonomously. Ownership mindset with a commitment to accuracy, transparency, and service excellence.
