Job description:
Prepare the HUD disclosing title/settlement fees, taxes, and payoffs for closing costs at the onset and send to the processor. Include a mock CD as necessary. Under general supervision and direction of Escrow Officer/Lead, review title commitment to verify vesting and legal description. Draw loan documents, including all escrow/settlement instructions, payoffs, deeds to be signed, and schedule notary or attorney in applicable states. Review documents back fully executed from the notary when needed, including uploading the scanned package to the software program. Review recording documents to ensure all originals are included with required affidavits, death certificates, and any other documents. Assist escrow officer/lead with audit of final numbers and verification of all demands, ensuring that liens are valid and not expired and that wire instructions are completed for any funds being sent. Track lender funding to ensure the monies are deposited and ready to disburse. Work with the Audit/Disbursing Department to ensure the file is disbursed. Notify the client that the funds have been disbursed. Follow up on releases and final policy to be sent to the client either by FedEx or electronically. Order any document preparation deeds to be executed at closing. Work with loan processors, loan officers, and principals in the transaction to obtain additional information as needed and to keep updated on status. Consult with title officers and/or escrow officer if there are questions concerning items on the title commitment. Order beneficiary statements, demands, HOA, judgments including, but not limited to, the release of liens and encumbrances. Qualifications:
