The purpose of the Commercial Leasing Agent III position is to lease commercial retail properties managed by MIMCO. The Commercial Leasing Agent will scout, identify, qualify and convert prospective leads into clients, present and lease properties to prospective lessors, with the goal of achieving high occupancy rates. The individual in this position will receive individualized, on the job training from the Senior Vice President and the Commercial Leasing Team on commercial retail leasing best practices as well as MIMCO processes and procedures. The Commercial Leasing Agent III is a senior-level role responsible for leading complex lease negotiations, supporting portfolio strategy, and mentoring junior staff. This role requires a high degree of autonomy, business development acumen, and cross-functional leadership, with a primary focus on retail leasing. This position exists in a temperature-controlled environment.
Essential/Key Functions:
Lead and execute full-cycle lease transactions for retail properties, including prospecting, property tours, financial analysis, LOI preparation, lease negotiation, and finalization.
Demonstrate expertise in drafting, reviewing, and negotiating LOIs and retail lease documents, ensuring alignment with MIMCO’s operational and financial goals.
Provide high-level support to the SVP and leasing leadership on strategic initiatives such as lease expirations, renewals, and rent adjustments.
Build and nurture new tenant relationships to bring quality tenants into the MIMCO portfolio.
Manage and maintain strong working relationships with third-party brokers to ensure leasing success and deal flow.
Lead collaborative “all-hands” calls with tenants, attorneys, brokers, and internal teams to drive lease transactions forward efficiently.
Review and provide constructive feedback on LOIs and leases prepared by Leasing Agent 1 and 2 team members to ensure quality and consistency, particularly for retail leases.
Mentor and guide junior leasing agents in leasing practices, supporting their development and contributing to a high-performance team environment.
Utilize leasing and CRM software with advanced competency to track leasing deals, generate reports, and support retail leasing strategies.
Collaborate with internal departments, including Legal, Property Management, Construction, and Marketing, to ensure smooth lease execution and tenant onboarding.
Contribute to strategic retail leasing plans and business development efforts by identifying market trends and retail tenant opportunities.
Represent MIMCO at industry events and networking functions to promote the retail brand and strengthen market presence.
Assist in mentoring or guiding Leasing Agent I & II team members as appropriate
