Key Responsibilities The following is non-exhaustive, as the property management department, in nature, is flexible per the needs of the client, the tenant, the season, and the other MRG departments:
Act as liaison between ownership, management, accounting, leasing, legal, construction, and marketing
Research and respond to Tenants, Operators, Landlords, and Vendors, in both written and verbal form; Practice exercise expert customer service
Track lease requirements for current and inbound tenants, including but not limited to periodic sales reports, certificates of insurance, signage changes and requests, equipment replacements, move-ins and move-outs, notice addresses, and contact information.
Meet with Vendors/Contractors and utility representatives onsite to obtain bids, start and stop service; Provide bid comparisons to ownership
Conduct periodic building and property inspections
Coordinate all periodic life safety tests and Landlord-lease requirements in a timely fashion
Grow to be an expert in Sage 300 Property Management software.
Create and maintain the portfolio utility database; investigate variances/estimates; assist with billback transition periods to Tenants per lease
Confirm payables are received per contract, per agreement, per season, and per occupancy
Assist with property budgets and be familiar with property variances; lead recurring maintenance and service agreements; be prepared to cash flow capital expenses, and take direction from the Director
Work with the Director of Property Management to update and improve Rent Rolls for property tax appeal requests, bank requests, rent revenue forecasting, etc
Supervise the recurring vendors in the field
Assist with collections, payment plans, and legal recourse
Partner in the marketing of MRG management and other services
MUST HAVES
Embrace an on-the-job training mentality
Understanding that role can be up to 50% Administrative and up to 25% in the Field
Reliable transportation.
Real Estate and/or Accounting experience, and customer service experience
Ability to climb a 3’-40’ ladder and carry 25lbs comfortably.
Basic knowledge of accounting principles
Detail-oriented and work well as part of a team as well as independently
Excellent time management and ability to effectively communicate
NICE TO HAVE
Retail Commercial Real Estate experience
Illinois Broker’s License
History of collection work and triple net reconciliations
Sage 300 Property Management, MRI, Yardi, Procore, Trello, AvidXchange, or similar software experience
Social Media insight into retail operations and property management
Degree from an accredited college or university
