Full job description This is a PART-TIME job, maybe 20 hours/week. It is being created by the retirement of the long-time property owner. He is transferring hands‑on management duties for 5 industrial properties in East Oakland, 2 commercial properties in San Leandro, and 1 house in Orinda. The 5 industrial properties are primarily warehouses with a total of 10 tenants. The property manager (PM) will develop a detailed annual calendar for each property which will include all relevant lease dates: lease commencement and anniversaries and how much the rent increases. Also, end of lease date and what prior date the lease deadline calls for renegotiating an extension. Other inclusions will be property taxes, rental income taxes, insurance renewal and policy increase dates, monthly association dues, and semi-monthly water submeter billings. The PM will enforce rent due dates and promptly notify and collect late fees. The PM will work along with the Owners Association manager and bookkeeper who handles most banking. The Owner will be available for periodic consultation. The current plan is to rent a small office between Orinda and East Oakland and move business files and office equipment out of the Owner’s home office in Orinda. The PM will need reliable transportation to visit the properties and record and notify tenants of any negative issues. The PM will have an emergency call number for tenants use and response procedures will be developed. The successful candidate will benefit by having prior hands‑on maintenance or construction experience when damage or repairs arise.
