This role is responsible for overseeing the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Responsibilities
Directs the community’s marketing, advertising and sales activities to achieve revenue and occupancy goals, oversees on-site traffic, maintains an appropriate inventory of “ready” apartments, sets rent pricing and concessions, and monitors day-to-day sales and leasing activities. Stays informed about current market and competitor conditions that may impact occupancy and sales results; develops and implements short- and long-term marketing plans; implements pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases. Develops print and internet advertising strategies; uses technology to promote the community and communicate with prospects; uses the property management software to generate sales and leasing reports to monitor results. Works with the maintenance team to ensure the physical aspects of the community meet standards for appearance and safety; develops activities to enhance salability by inspecting “ready” units and using merchandising techniques to market the apartments. Participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures per policy. Reviews and analyzes financial and operational reports to identify issues impacting leasing performance and supports solution strategies. Oversees the lease renewal program, including sponsor of renewal functions, managing communication and notification processes, and assisting with move-outs as necessary. Responds quickly and courteously to resident and client/owner concerns, documents requests, and coordinates with appropriate team members to resolve issues. Supervises the leasing team by interviewing, hiring, orienting, training, and managing performance in line with company policies and practices. Compensation
The hourly rate for this position is $27.00 - $29.00 per hour. Additional Compensation
Many factors go into determining pay within the posted range including business requirements, prior experience, current skills and location. Corporate Positions:
In addition to the base salary, eligible for quarterly or annual bonus programs based on individual and company performance. Onsite Property Positions:
In addition to the base salary, eligible for weekly, monthly, and/or quarterly bonus programs. Robust Benefits
