JOB DESCRIPTION SUMMARY This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Activities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals.

Eligible for commission/bonus based on new move-ins. Looking for a candidate with 1–2 years of property management experience and a general working knowledge of CRM systems and Yardi.
ESSENTIAL RESPONSIBILITIES
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and background checks, preparing lease and move-in packages, and ensuring a smooth move-in and lease signing.
Inspect apartments prior to move-in to ensure readiness and coordinate any outstanding items with maintenance.
Stay informed about market and competitor conditions; develop and implement marketing plans to sustain occupancy and follow policies related to concessions and programs to boost occupancy.
Design and execute marketing activities to create traffic to the community, including referrals, outreach programs, and online marketing tools; follow community marketing plans and programs.
Use on-site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage data, and capture demographics.
Ensure show units meet company standards by inspecting marketing corridors and leasing tours; communicate maintenance needs and prepare the leasing office for daily activities.
Follow up with prospects and new residents to confirm decisions to lease or renew through emails, notes, or calls.
Support lease renewal activities by preparing renewal letters/packages, contacting renewing residents in advance of move-out dates, and ensuring renewal documents are signed on time.
Respond quickly and courteously to resident or client concerns and document/communicate requests appropriately.
REQUIRED LICENSES OR CERTIFICATIONS
All licenses and/or certifications as required by state and local jurisdictions
Valid driver’s license to operate a golf cart on property
PHYSICAL DEMANDS
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects; crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry up to 25 pounds solo; up to 50 pounds with assistance.
Occasional travel to assist other properties, attend training, or participate in meetings.
Flexible work schedule, including on-call during evenings, weekends, and holidays.

Compensation:
The hourly range for this position is $18.27 - $26.00 (Morgan Hill).
ADDITIONAL COMPENSATION Many factors influence pay within the posted range, including business needs, prior experience, current skills, and location.
Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance.
Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
