As an Assistant Property Manager, you’ll contribute directly to the mission of ensuring safe, clean, and vibrant residential environments while enhancing operational excellence. Responsibilities: Maintain and manage property waitlists, ensuring accuracy and viability through regular updates and proactive follow‑up with pre‑applicants. Oversee new resident applications and leasing processes, including educating applicants on qualification criteria and ensuring completion of all internal paperwork via Rent Café. Monitor and minimize property vacancy rates, employing targeted marketing activities to meet occupancy goals above 97.5%. Prepare, renew, and recertify lease documentation in compliance with affordable housing program requirements and funding sources. Support annual recertification processes and maintain audit‑ready resident files, both physically and digitally. Assist with tracking and optimizing rental rates for market‑rate units when assigned, ensuring competitive positioning and timely renewals. Coordinate with maintenance teams to ensure prompt completion of work orders, inspections, and turnarounds—advocating for a safe, well‑maintained environment. Provide exceptional service and communication to residents, vendors, team members, and housing partners to foster long‑term tenancy and positive collaboration. Must‑Have Skills: Minimum two years’ experience in property management 1+ year managing a property with at least 250 units Prior experience in tax credit, LITHC, or affordable housing Ability to get tax credit certified within the first 90 days (company will pay for the classes) Nice-to-Have Skills: Prior experience as an Assistant Property Manager Certified in affordable housing, LITHC, or tax credit housing
