
Property Manager

XL Real Property Management is a growing luxury property management firm serving investors in the New York City real estate market. We manage townhomes, boutique buildings, and individual apartments for owners who expect a high level of service and attention to detail.
We’re looking for a Property Manager to join our Buildings Division, managing a portfolio that ranges from townhomes to residential buildings that can include up to 40 units.
This is a hands‑on role for someone who enjoys solving problems, managing vendors and projects, and keeping properties running smoothly.
This role requires regular travel to properties across NYC and hands‑on coordination with vendors, contractors, and tenants.
What You’ll Do
Oversee day-to-day operations for a portfolio of residential properties
Manage buildings ranging from townhomes to ~40-unit properties
Coordinate vendors for repairs, maintenance, and capital work
Manage maintenance requests and tenant communication
Work with contractors on construction and renovation projects
Handle compliance issues and violation removal
Support inspections and coordinate with inspectors when needed
Negotiate vendor proposals and manage contracts
Track operational details and project progress using internal systems such as Monday.com
What We’re Looking For
3–5 years of property management experience
Strong experience managing vendors, maintenance, and tenant issues
Familiarity with construction or renovation projects
Ability to manage NYC compliance issues and violations
Strong organizational and communication skills
Must be able to work in‑office and travel throughout NYC
Within 1 hour commuting distance of NYC
Effective client service, professional presentation, communication (verbal and written), active listening, judgement, organizational and time‑management skills.
High level of interpersonal skills and maturity to handle sensitive and confidential information
Preferred experience includes:
Familiarity with NYC housing/building regulations
Experience with AppFolio and Monday.com
Strong Excel and operational tracking skills
Bachelor's degree (BA or B.S.) or equivalent experience in Property Management.
