University Partners is seeking a driven and experienced Leasing Manager to oversee leasing and marketing operations across multiple high-volume student housing communities totaling 300+ beds.
Position Summary The Leasing Manager is responsible for leading leasing strategy, driving occupancy, and managing leasing team performance across assigned communities. This role requires a strong leader who thrives in a fast-paced environment, can manage multiple priorities, and is focused on delivering results through team development, marketing execution, and consistent prospect follow-up.
Responsibilities
Lead leasing operations across multiple student housing communities totaling 900+ beds
Drive leasing velocity to meet or exceed occupancy goals
Monitor daily traffic, guest cards, applications, and closing ratios
Ensure timely and consistent follow-up with all prospects through phone, email, and CRM systems
Audit leasing files, applications, and reports for accuracy and compliance
Maintain up-to-date knowledge of availability, pricing, and concessions
Supervise, coach, and develop leasing team members across communities
Conduct regular leasing meetings and ongoing training to improve performance
Hold team accountable to leasing goals, customer service standards, and company expectations
Assist with hiring, onboarding, and performance management of leasing staff
Plan and execute marketing initiatives, resident events, and prospect events to drive traffic and engagement
Oversee social media activity and ensure consistent brand presence across communities
Develop and implement outreach strategies with campus organizations and local businesses
Partner with leadership on leasing campaigns and promotional strategies
Prepare and submit weekly leasing velocity and performance reports
Track and analyze traffic, applications, leases, and renewals
Conduct market surveys and monitor competitor trends
Provide recommendations on pricing, concessions, and leasing strategy
Support occupancy forecasting and leasing projections
Deliver a high level of customer service in a high-volume environment
Resolve resident and prospect concerns in a timely and professional manner
Support day-to-day operations, including office coverage, weekends, and peak leasing periods
Assist with move-ins, renewals, and turn season execution
Qualifications
Previous experience as a Leasing Manager, Senior Leasing Consultant, or similar leadership role required
Experience in student housing or high-volume multifamily preferred
Strong background in customer service and sales in a high-volume environment
Proven ability to lead, coach, and motivate a team
Strong organizational, analytical, and auditing skills
Experience with leasing reports, market surveys, and performance tracking
Excellent communication and interpersonal skills
Ability to work evenings, weekends, and extended hours during peak leasing season
Proficiency in property management systems such as Entrata, Yardi, or similar
