Position Summary The Marketing Manager leads property‑level and portfolio marketing initiatives that drive traffic, conversions, and brand consistency. This role partners closely with operations, leasing, and corporate teams to execute campaigns, optimize digital performance, and support new development and lease‑up strategies. The ideal candidate blends creative thinking with strong analytical skills and thrives in a fast‑paced, performance‑driven environment.
Key Responsibilities
Develop and execute integrated marketing strategies that support leasing goals and occupancy targets
Plan and execute onsite brand activations for new developments, grand openings, and major resident events.
Partner with operations and onsite teams to plan and implement campaign calendars, promotions, and leasing initiatives
Manage property positioning, messaging, and brand consistency across digital and physical channels
Travel to properties to lead onsite activations - move-in days, housing fairs, large scale events.
Oversee digital performance, including websites, ILS listings, paid media, SEO/SEM, and reputation management
Analyze campaign performance, traffic sources, conversion metrics, and leasing trends to inform strategic adjustments
Collaborate with creative and agency partners on content development, design, and campaign execution
Support lease‑ups, rebrands, and new development marketing strategies, including go‑to‑market planning
Lead content planning across social media, email marketing, and property storytelling initiatives
Provide guidance and training to onsite teams on marketing best practices and campaign execution
Manage marketing budgets, vendor relationships, and timelines across assigned communities
Identify innovative tactics, partnerships, and local marketing opportunities that drive qualified traffic
Qualifications
Bachelor’s degree in Marketing, Communications, Business, or a related field preferred
3–6 years of marketing experience in multifamily, student housing, or real estate marketing strongly preferred
Experience managing digital channels, including paid media, social, email, websites, and ILS platforms
Strong analytical mindset with experience using performance data to drive decisions
Proven project management skills with the ability to manage multiple campaigns and deadlines simultaneously
Strong collaboration skills and ability to partner cross‑functionally with operations and leadership
Experience supporting lease‑ups, brand positioning, or portfolio marketing initiatives preferred
Familiarity with marketing tools and platforms such as Google Analytics, CRM systems, reputation platforms, and social scheduling tools
Ability to travel as needed to support communities and major initiatives
