Job Summary

Operating with minimal supervision, the VP, Senior Commercial Loan Underwriter serves as a subject matter expert in commercial real estate credit policy and risk management. This role is responsible for underwriting complex commercial real estate bridge loans, typically ranging from $5 million to $75 million, across diverse asset classes including multifamily, retail, industrial, self-storage, office, and special-use properties nationwide. The position requires expertise in structured, short-term bridge financing (12-24 months) and institutional bridge loans (3-5 years), supporting acquisition, recapitalization, rehabilitation, and value-add strategies that bridge conventional financing gaps.

KEY RESPONSIBILITIES

Strategic Underwriting & Deal Leadership

  • Lead end-to-end underwriting, structuring, and execution of commercial real estate loan transactions from letter of intent through final funding
  • Maintain high-volume deal flow, often handling 80+ transactions annually, and provide status updates on underwriting deliverables.
  • Serve as deal quarterback, coordinating due diligence, documentation, and closing activities among internal teams, originators, borrowers, and legal counsel
  • Underwrite transitional bridge loans and institutional bridge financings across primary, secondary, and tertiary markets, applying proceeds to acquisition, rehabilitation, recapitalization, and discounted loan purchases
  • Structure credit terms that appropriately mitigate portfolio risk while accommodating borrower objectives and market dynamics
  • Navigate complex, non-traditional real estate credits requiring compressed timelines and certainty of execution

Credit Analysis & Risk Assessment

  • Conduct comprehensive financial analysis of borrowers and guarantors, including review of business and personal financial statements, tax returns, projections, cash flow, debt service coverage, leverage, and liquidity
  • Assess business quality, industry dynamics, market position, management strength, and sponsor capability
  • Perform detailed due diligence on sponsors and affiliated parties, adjusting procedures based on investment complexity and risk profile
  • Identify and quantify key investment metrics, returns, credit risks, and mitigants; develop and articulate defensible credit thesis and downside protections
  • Review, analyze, and interpret third-party reports including appraisals, environmental assessments, valuations, title reports, and other diligence materials
  • Evaluate and verify collateral on all secured loans; analyze appraisal methodologies and assumptions for reasonableness and consistency

Documentation & Committee Presentation

  • Prepare and present comprehensive credit memoranda and investment packages to Investment Committee, clearly articulating credit thesis, risk mitigants, and structural protections
  • Draft detailed credit analysis for credit authorization, addressing sponsor creditworthiness, asset quality, market conditions, and transaction structure
  • Review and negotiate loan documentation, including economic terms and legal provisions, in coordination with internal and external counsel
  • Ensure all loan documentation and underwriting processes comply with internal credit policies, regulatory requirements, and program guidelines
  • Collaborate with loan asset management on portfolio oversight, post-closing conditions, and ongoing credit monitoring
  • Drive deal timelines and coordinate internal and external stakeholders to ensure efficient processing, approval, and closing
  • Communicate proactively and professionally with originators, borrowers, and transaction parties throughout the underwriting, approval, and closing process
  • Conduct property site visits to assess physical condition, market positioning, and operational performance
  • Provide financial and covenant recommendations; engage directly with lenders and borrowers to resolve issues and refine transaction structures

Qualifications

  • Advanced expertise in commercial real estate underwriting, credit structuring, and risk mitigation across multiple asset classes; with experience in CLO underwriting as a bonus
  • Proven ability to underwrite complex, transitional, and non-traditional real estate transactions with compressed timelines
  • Strong financial analysis skills with proficiency in cash flow modeling, debt service coverage, collateral valuation, and sponsor credit assessment
  • Excellent written and verbal communication skills; ability to present complex credit analysis to senior leadership and investment committees
  • Skilled negotiator with experience managing legal documentation and coordinating counsel
  • Highly organized self-starter capable of managing multiple transactions simultaneously with minimal supervision
  • Strong interpersonal skills and commitment to delivering exceptional service to internal and external stakeholders
