Overview

MHW Search has exclusively partnered with a well-established Real Estate Private Equity firm that focuses on Industrial across the US. We are seeking a Director of Asset Management. The Director of Asset Management is responsible for overseeing the financial and operational performance of a national industrial real estate portfolio totaling approximately 17 million square feet. This role leads asset-level strategy execution, drives value creation initiatives, and partners closely with leasing, property management, capital markets, and senior leadership. The position requires deep industrial real estate experience and a proven ability to manage portfolios across multiple markets.

Key Responsibilities

  • Lead asset-level business planning and execution across a diversified national industrial portfolio.
  • Oversee property performance including NOI growth, occupancy, leasing velocity, capital deployment, and operating efficiency.
  • Partner with leasing teams on rent strategy, lease negotiations, rollover management, and market positioning.
  • Manage annual budgets, forecasts, and variance analysis; ensure alignment with portfolio objectives and investment assumptions.
  • Evaluate and execute value-creation initiatives including capital projects, operational improvements, and expense optimization.
  • Monitor performance relative to underwriting, business plans, and market benchmarks; present actionable recommendations to senior leadership.
  • Oversee third-party property management and ensure consistent execution, reporting, and compliance across markets.
  • Support refinancing, recapitalization, and disposition activity through financial analysis, due diligence coordination, and execution oversight.
  • Prepare and review asset and portfolio reporting for internal stakeholders and capital partners.
  • Conduct regular market and property visits to assess performance, validate assumptions, and identify risks and opportunities.
  • Mentor and develop junior asset management team members, providing oversight and strategic guidance.

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Business, or a related field; advanced degree a plus.
  • 5–10 years of experience in commercial real estate asset management with direct industrial portfolio responsibility.
  • Demonstrated experience managing multi-market industrial assets at scale.
  • Strong understanding of industrial leasing dynamics, operating structures, and capital planning.
  • Advanced financial acumen, including budgeting, forecasting, and return analysis.
  • Proven ability to partner cross-functionally with leasing, capital markets, and property management teams.
  • Strong communication and presentation skills with experience interfacing with senior leadership and investors.
  • Highly organized, results-oriented, and comfortable operating in a fast-paced, growth environment.
