Position Overview We are seeking a highly organized and detail-oriented Superintendent to support commercial tenant improvement (TI) projects throughout the Orlando region. This role operates within a Construction Oversight capacity, ensuring projects are progressing according to scope, schedule, and safety expectations while maintaining clear communication with project stakeholders. The Superintendent will act as a field-based representative, conducting regular site visits, documenting progress, and identifying potential risks without directing construction means, methods, or design decisions.
Key Responsibilities Construction Oversight Visits
Provide consistent physical presence across multiple active job sites
Conduct 2–3 site visits per week per project, spending approximately 1–2 hours per site
Coordinate and group site visits regionally for efficiency
Manage an average of 4 site visits per day, allowing sufficient time for travel and review
Adjust visit frequency and duration based on active construction activities and project needs
Develop and maintain a general understanding of each project’s scope
Interpret construction documents, drawings, and finish plans
Understand fundamental construction practices and sequencing
Observe and recognize standard construction safety methods and procedures
Identify and elevate any concerns, discrepancies, or safety violations to the Project Manager
Project Team Coordination
Serve as a field liaison while maintaining clear boundaries of authority
Coordinate directly with the Owner Project Manager as the primary point of contact
Refrain from directing construction activities, approving changes, or issuing decisions
Maintain access to architectural and construction supervisor contacts in the event the Project Manager is unavailable
Utilize permit sets and construction documents provided by the Project Manager
Oversight Reporting & Documentation
Maintain a detailed daily log of all oversight activities
Submit reports weekly (or more frequently if requested) to the Regional Construction Project Manager and Design & Construction Shared Services
Highlight any observed risks, delays, or issues within reportsMaintain a running log for each site including visit dates, times, and status updates
Ensure all logs are maintained in a digital, organized, and easily shareable format
Qualifications
Minimum 5+ years of experience in commercial construction, with a focus on tenant improvement projects
Strong understanding of construction documents, field operations, and safety standards
Experience working in a field-based or multi-site supervisory or oversight role preferred
Ability to manage multiple sites and priorities simultaneously
Strong communication and reporting skills
Proficiency with digital reporting tools and documentation platforms
Valid driver’s license and ability to travel locally within the Orlando region
Attention to detail and observational accuracy
Strong organizational and time management skills
Ability to identify risks and communicate effectively without directing work
Professional judgment and adherence to defined roles and responsibilities
Collaborative mindset with strong stakeholder communication
