
Property Manager - Affordable Housing

We are hiring a dedicated Property Manager to oversee an affordable housing / project based Section 8 HUD‑regulated community(LIHTC) in Richmond, VA. This is a 60-unit community with a one‑person office, ideal for a self‑motivated professional who can independently manage daily operations while ensuring compliance and delivering exceptional service to residents.
As the on-site leader, you will handle leasing, compliance, financial tasks, resident relations, and general property operations to ensure a safe, well‑maintained, and welcoming community.
Key Responsibilities
Manage day-to-day operations of the property independently
Oversee leasing activities including marketing, showings, applications, and move-ins/move-outs
Maintain occupancy goals and monitor collections, delinquency, and resident ledgers
Ensure full compliance with HUD/ Section 8/ Tax Creditrequirements, Affordable Housing regulations, and Fair Housing laws
Coordinate with vendors and contractors; oversee property maintenance needs
Handle resident concerns professionally and resolve issues promptly
Prepare reports, complete data entry, and maintain accurate documentation
Assist with budgeting and financial review in partnership with the Regional Manager
Uphold company policies and ensure a clean, safe, and well‑maintained community
Full‑time, Monday–Friday
One‑person office environment with Regional support
Occasional mobility required for inspections (stairs, walking, light lifting)

3+ years of Assistant Property Manager or Property Manager experience (Tax Credit (LIHTC) and Section 8/ HUD experience strongly preferred)
Excellent communication, customer service, and conflict‑resolution skills
Strong organizational and time‑management abilities
Familiarity with RealPage or similar property management software
Knowledge of landlord‑tenant laws and Fair Housing compliance
Proficient in Microsoft Office
High integrity, professionalism, and ability to work independently
Valid driver’s license and reliable transportation
Must pass drug and background screening
While performing your responsibilities and assignments, you may be required to perform tasks that will require some physical exertion.You must be able to see to a degree that safety is not compromised.You must be able to communicate and be understood.
