The Position The Senior Associate is a key member of the Chicago Leasing team, primarily responsible for leasing efforts across Tishman Speyer’s Chicago office portfolio. Reporting to the Managing Director, Leasing and Sales, this role requires a highly proactive, externally focused leasing professional who will serve as a visible market representative of the Tishman Speyer platform. The Senior Associate will lead tours, cultivate deep relationships with brokers and customers, and drive new leasing activity. In addition to transaction execution, the Senior Associate will perform financial and market analysis to support deal strategy and collaborate closely with internal teams including asset management, design and construction, marketing, and property management.

Responsibilities

Support leasing efforts across assigned assets, including direct ownership of deal sourcing, negotiation, and execution

Proactively tour space with brokers and prospective tenants; maintain a consistent and visible presence in the market

Build and strengthen relationships with brokerage community and key tenant decision‑makers to drive leasing pipeline

Identify and pursue new business opportunities to expand Tishman Speyer’s third‑party leasing and asset services platform

Develop and execute strategic marketing and leasing plans for assigned assets, including positioning, outreach, and events

Prepare, analyze, and negotiate lease proposals, LOIs, and term sheets; coordinate with legal counsel to finalize transactions

Perform detailed financial analysis and underwriting for new and renewal transactions, including pro forma modeling and scenario analysis

Track market activity, comparable transactions, and trends to inform pricing, positioning, and leasing strategy

Collaborate closely with asset management to identify leasing risks and opportunities and drive asset‑level business plans

Support investor reporting, including monthly leasing updates and annual budgeting processes

Represent Tishman Speyer at industry events, conferences, and networking forums to enhance brand presence and market intelligence

Mentor and support junior team members, contributing to a high‑performing, collaborative team environment

Minimum Qualifications

Bachelor’s degree required

5+ years of commercial real estate experience, with a strong focus on office leasing

Demonstrated experience leading transactions, including direct broker and tenant engagement

Strong relationships within the Chicago brokerage community preferred

Experience with business development and/or third‑party leasing or advisory services is a plus

Strong financial acumen, including experience with lease underwriting, cash flow analysis, and return metrics (e.g., NPV, IRR)

Excellent interpersonal, communication, and presentation skills with the ability to engage senior stakeholders

Highly motivated self‑starter with strong organizational skills and ability to manage multiple priorities

Strategic thinker with strong problem‑solving capabilities and attention to detail

Ability to work collaboratively across internal teams while also operating independently in a client‑facing capacity

Illinois Real Estate Salesperson license required

Onsite presence is required for this position

Compensation and Benefits: The base compensation range for this role is $120,000 – $140,000. This role is also eligible for a discretionary annual bonus and access to comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits, and all other benefits afforded to full‑time Tishman Speyer employees. The base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is specific to members of Tishman Speyer’s Chicago team, as we’ve considered factors specific to this geography.
