Job Summary
The Finance Manager is responsible for overseeing the financial operations of the property management portfolio, including budgeting, financial reporting, cash flow management, and compliance. This role ensures accurate and timely financial data to support operational decisions and long-term planning. The Finance Manager also provides direct supervision to accounting personnel and coordinates closely with Property Managers and company Management to ensure financial alignment across properties.
Essential Duties and Responsibilities
Accounts Payable and Accounts Receivable activities to promote timely vendor payments
Produce and deliver monthly statements and process owner payments
Prepare financial or tenant reports when requested by management
Explain financial reports to management, tenants, or owners
Manage operating and capital budgets
Ensure compliance with local, state, involvement and networking
Prepare annual 1099s to owners and vendors and submit 1099s and 1096s to the IRS and ODOR
Assist Property Manager in community outreach through networking groups
Oversee cash flow forecasts, rent rolls, delinquency reports, and account reconciliation
Establish and maintain internal controls and financial best practices
Analyze financial statements to monitor property performance and identify areas of improvement
Distribute funds according to OREA laws
Required Skills/Abilities
Excellent verbal and written communication and interpersonal skills.
Excellent organizational and time management skills and attention to detail.
Strong analytical and problem-solving skills.
Proficient with Microsoft Office Suite, AppFolio, Tenant Tech, and QuickBooks
Education and Experience
Associate’s degree in Finance, Accounting, or related field; or
2+ years of experience in lieu of education
Must obtain Property Management Licensure within one year of employment
Physical Requirements
Sit or stand for extended periods while working at a computer
Occasionally lifting boxes or office supplies up to 20 pounds
Attend off-site meetings, property visits, or community events as needed
