Position Overview The Leasing & Revenue Manager is responsible for driving leasing performance, optimizing revenue, and overseeing the full prospect-to-resident lifecycle. This role blends on-the-ground leasing execution with strategic oversight of pricing, marketing channels, and operational systems.
You will serve as both the primary closer and the architect of the leasing process, owning conversion performance, team accountability, and continuous optimization of the leasing funnel.
Key Responsibilities
Own the full lead lifecycle from initial inquiry through move‑in, including intake, follow‑up, tour scheduling, application processing, and approvals
Manage and optimize the leasing pipeline within Trello and CRM systems
Monitor performance of AI leasing tools (including MeetElise) and identify gaps in engagement or conversion
Conduct ongoing lead source analysis to evaluate channel ROI and inform marketing strategy
Oversee all ILS listings across Website, Apartments.com, Zillow, Facebook, SpareRoom, Furnished Finder, Craigslist, and Reddit, ensuring accuracy and optimization of pricing, photography, descriptions, and syndication
Monitor Virtual Assistant communications across all listing channels on a weekly basis to ensure effective and prompt responses, with particular attention to SpareRoom and Facebook where leads may not appear in Entrata
On‑Site Leasing Execution
Act as the primary closer for all on‑site and virtual tours
Deliver a best‑in‑class touring experience aligned with a luxury hospitality standard
Develop and enforce leasing playbooks, including scripts, tour flow, objection handling, and follow‑up cadence
Train and coach leasing team members to achieve conversion benchmarks at every stage of the funnel
Maintain model units and ensure all showings reflect brand standards
Pricing & Revenue Strategy
Provide real‑time pricing recommendations based on availability, lease expirations, competitive positioning, and seasonality
Manage concession strategies and evaluate effectiveness across campaigns
Monitor lease expiration exposure and proactively mitigate vacancy and renewal risk
Ensure accuracy of all pricing, concessions, and scheduled charges within Entrata
Manage the renewal process end‑to‑end, including outreach timelines, pricing recommendations, and resident retention strategies
Coordinate internal transfers, ensuring seamless unit transitions and updated lease documentation
Track renewal conversion rates and identify opportunities to reduce turnover
Reporting & Performance Management
Produce weekly leasing reports, including traffic, tours, applications, approvals, move‑ins, denials, and cancellations
Present performance insights and recommendations to ownership and leadership
Track and optimize conversion rates across each stage of the leasing funnel
Maintain and analyze competitive set data to inform pricing and positioning
Process & Systems Optimization
Build and maintain SOPs across all leasing touchpoints
Own and continuously improve Trello and CRM workflows
Identify and implement automation opportunities to improve efficiency and lead conversion
Qualifications
3‑5+ years of leasing, property management, or multifamily experience (luxury, student, furnished housing, coliving, or lease‑up preferred)
Strong closing ability with a track record of converting tours to leases
Experience with pricing strategy, concessions, and revenue optimization
Familiarity with ILS platforms (Apartments.com, Zillow, SpareRoom, Furnished Finder, Craigslist, Facebook, Reddit), CRM systems, and leasing automation tools
Data‑driven mindset with strong analytical and reporting skills
Exceptional communication and customer experience instincts
