Outlets North Phoenix is always high on the itinerary with more than 60 designer brand shops.# ESSENTIAL DUTIES AND RESPONSIBILITIES* Must be able to perform mechanical, electrical and plumbing repairs that would be considered minor in nature, IE. replacing a toilet, servicing equipment, clearing HVAC drain lines, replacing an electrical breaker, etc.* Oversees and schedules all staff.* Oversees all contracted personnel providers.* Repair of property, building and mechanical systems.* Develop and monitor annual goals and objectives.* Recruits, hires, orients, supervises, trains and evaluates all custodial and maintenance staff.* Trains staff on the proper use of equipment; on inspections and maintenance of electrical, HVAC, plumbing, fire protection, and related systems; and on Company policies and procedures.* Supervise on going performance of all staff to ensure that the property is properly maintained.* Assist the marketing department in the set-up and take-down of on-site events.* Solicits and evaluates contractor bids; monitors contractor work ensuring compliance with signed agreements.* Maintains custodial supply inventory and purchases stock from vendors with the most competitive pricing or as company directed.* Completes inspections and periodic reports as required to maintain safety and loss control, ensuring compliance with local, state and federal laws and to maintain property at Company standards.* Acts as the centers Safety Manager conducting OSHA required safety meetings, training, and communication and maintain all appropriate record keeping.* Perform all duties according to OSHA established health and safety standards.* Monitor any/all use of overtime to maintain budget control within annual allocated allotments for maintenance and custodial services.* Maintain a vendor supply list for all supplies and services necessary to properly maintain the Center. Order all budgeted supplies as necessary.* Seek supervisor approval on all unbudgeted supplies and equipment.* Assist all center merchants/tenants and outside contractors as needed and serves as a liaison between tenant coordination department and tenant turnover.* Assist with all warranty items as directed by the Director of Real Estate Operations & Marketing.* Serve as the "Manager-On-Duty" on weekends and at other times as directed by the Director of Real Estate Operations & Marketing.* Schedule weekly department meetings communicating updates on all custodial/maintenance/marketing/customer service and property issues to all departments.* Assist customers and tenants while maintaining a friendly, positive and helpful attitude.* Coordinate all functions and activities with other departments to support overall Center needs.* Interface with all departments as needed to ensure that the Center is properly staffed for special events/sales/holidays.* Monitor store sales and traffic on a weekly basis.* Manage center's emergency/ disaster plan ensuring that all personnel are trained as appropriate to function as an emergency task force capable of a crisis management response if necessary.* Perform special projects or other duties as assigned.**EDUCATION and EXPERIENCE*** Bachelor's degree (BA/BS) from a four-year college or university. Responsible for the overall cleanliness, maintenance and repair of property and integrated systems. Prepare, monitor and control of the property budget. Creates synergy among all departments and requires "hands-on" responsibility.
