The position of Mortgage Disclosure Specialist is responsible for auditing, verifying, preparing, and ensuring that the mortgage loan disclosures are accurate and comply with regulation timelines. In this role you will work with underwriters, loan officers, processors, and borrowers to collect all relevant documentation and information.
Send initial disclosure packages to borrowers which will include accurately preparing the Loan estimate.
Ensure all transactions are in accordance with TRID, company policy, and state and federal regulations.
Verify validity of Change of Circumstance request in accordance with company policy and state and federal regulations.
Review and audit withdrawn/denied applications along with monitory regulatory requirements.
Provide oversight of inactive loans to ensure cancellations and declines are completed in a timely manner in accordance with company policy, and state and federal regulations.
Work directly with compliance to ensure the Mortgage Lending department meet HMDA guidelines.
Participate in compliance reviews, projects and training efforts.
Provide guidance to less experienced company personnel on regulatory matters, as appropriate.
Review executed disclosures for accuracy and document/track any errors and/or omissions for all disclosures.
Order appraisals and title before submitting loans to the processing department.
Manage the receipt of appraisals (orders, follow up, clarifying)
Regulatory Compliance (Daily Compliance audits (TRID, HMDA, demographic info)) verifies information, handles NOI’s
Post-closing shipping to investors and clearing investor conditions
Review and clear post-closing QC loan conditions-working with processors and underwriters as needed
Submit loans for pre-funding QC loan review and work to clear conditions
Knowledge, Skills, and Abilities
Knowledge of personal computers and data processing systems associated with mortgage operations is required. Knowledge of automation principles and current software/hardware applications is essential. Advanced computer skills, including internet operations are highly desirable. This job requires the ability to meet established deadlines, work productively in groups and individually, communicate effectively in writing and orally, operate standard office equipment, work extended hours occasionally, and travel to various bank locations and training activities as needed.
Position Requirements
High school diploma or GED; some college coursework preferred.
2 years of relevant experience in mortgage compliance, loan processing or closing.
Previous experience with one or more bank/mortgage industry Loan Origination Systems (Encompass) preferred.
High attention to detail.
Good organizational skills with the ability to multi-task.
Basic Microsoft Word and Excel skills
Effective communication and interpersonal skills
