The Rollins Real Estate & Workplace Management Department provides real estate field advocacy, project management, communication, vendor management, and strategic direction for our network of over 800+ leased and owned branch locations throughout the United States and Canada. Our branch locations are flex spaces with office and warehouse components.
The Real Estate Construction Manager is responsible for executing the construction strategy and providing oversight across the Rollins real estate portfolio. This role partners closely with a more senior Construction Manager and a third‑party construction project management firm to oversee new buildouts and branch refresh projects, with approximately 40 active projects at any given time. In addition, the Real Estate Construction Manager directly manages smaller construction initiatives and facilities repair projects as needed.
The role partners in and eventually will oversee projects through all phases of the construction lifecycle, with a strong emphasis on vendor coordination, performance management, and adherence to company standards.

Responsibilities You Will . . .
The Real Estate Construction Manager serves as a subject matter expert and trusted advisor to internal stakeholders, ensuring construction solutions align with business objectives while remaining compliant with company and departmental policies, standards, and practices. Acting as a central point of coordination, this role facilitates collaboration between business partners, third‑party vendors, and project teams to ensure all real estate and construction requirements are met.
In partnership with Real Estate Department leadership, the Real Estate Construction Manager provides construction guidance and expertise to support the development and documentation of standardized processes, tools, and strategies for departmental use. The role includes travel to project locations to conduct site visits, audits, and provide project updates to stakeholders.
The Real Estate Construction Manager also supports internal partners in developing annual capital and expense plans related to real estate and construction. This includes forecasting design, construction, and vendor costs; identifying opportunities for cost savings and service improvements; and providing strategic insights and benchmark data to support informed real estate decision‑making.
Partner with a third-party project management firm to oversee the construction process for new buildouts and branch refreshes, ensuring all projects adhere to business standards
Individually oversee ad hoc construction and facilities repair projects as needed
Participate in project plan review and suggest revisions as needed, ensuring compliance with standards, code, and budget
Participate in vendor coordination and manage vendor contract, payment, and reporting processes
Moderate weekly project calls and utilize project management software to maintain project data and documents, generate reports, and provide analysis
Partner in the management of the relationship between the Real Estate Department and internal stakeholders for all construction projects
Serve as the escalation point for issues experienced by operations, landlords, and vendors. Resolve issues in a timely and professional manner, providing excellent customer service
Coordinate with various internal departments regarding real estate matters, including Accounting, Finance, Risk Management, Legal, Environmental, etc
Create, review, and submit for approval real estate related capital expenditure requests (CERs) and invoices to include the lease transaction, the purchase of FF&E, and any construction
Work with internal stakeholders to create and document construction processes, standards, and templates
Assist with special projects and other duties as assigned
Expected travel is 25%

Qualifications The Experience You Will Bring (Minimum Requirements):
BA/BS in Real Estate, Business Administration, or related field with relevant work experience
Candidate must have experience in commercial construction management, architecture, engineering, or a related field
1-2 years in commercial real estate, managing office or industrial construction projects on the construction, project management, or end-user side
Experience with review of construction documents, project scheduling and budgeting, value engineering, and internal and external stakeholder communication and administration
Familiarity with commercial lease terms and their impact on construction projects
Demonstrated success partnering on commercial real estate projects across various geographies
Other Qualifications:
Understanding of commercial construction terminology, processes, documentation, vendor management, and current industry trends
Working knowledge of key commercial lease and legal terms, with the ability to understand their application and impact on the construction process
Demonstrated financial acumen, including the ability to review construction estimates and invoices and track and manage significant project expenditures
Proficient in Microsoft Office applications and project management platforms such as Monday.com, CoStar, or comparable lease and construction management software
Excellent written, verbal, and presentation skills, with the ability to communicate clearly and effectively with diverse audiences
Ability to interact professionally at all levels of the organization and deliver a high level of customer service
Strong organizational and time-management skills, with the ability to manage multiple projects and priorities simultaneously
Demonstrated problem-solving and analytical skills, sound judgment, and the initiative to work independently with minimal supervision
Ability to build and maintain strong internal and external relationships through effective communication and collaboration
Proactive and adaptable, with the ability to recognize opportunities, respond to changing conditions, and adjust direction as needed
Experience working with and holding vendor partners accountable, including landlords, brokers, contractors, and consultants
Preferred: Proficiency with AutoCAD and/or Revit
