
Real Estate Transaction Manager

The Rollins Real Estate & Workplace Management Department provides real estate advocacy, project management, vendor oversight, communication, and strategic direction for a portfolio of more than 800 leased and owned branch locations across the United States and Canada. Branch locations primarily consist of flex spaces with both office and warehouse components.
The Real Estate Transaction Manager is responsible for executing real estate strategies and managing transactions for an assigned portfolio. This role typically oversees 200+ locations, with approximately 50–100 active projects at any given time. Transaction Managers provide leadership across all phases of the real estate transaction lifecycle and serve as the primary point of contact between the Real Estate Department and internal stakeholders for their assigned Divisions and Brands.

Responsibilities You Will. . .
Execute real estate strategies and manage transactions across an assigned portfolio throughout the full transaction lifecycle
Oversee lease renewals, amendments, relocations, branch splits, new branch openings, and other real estate initiatives
Serve as the primary liaison between the Real Estate Department and internal stakeholders, ensuring alignment with operational and business objectives
Act as the escalation point for real estate‑related issues involving Operations and/or landlords, resolving matters in a timely, professional manner while delivering excellent customer service
Coordinate with internal departments, including Finance, Legal, Risk Management, and Environmental to support transaction execution and compliance
Maintain accurate lease data and documentation within the lease administration system; generate reports and provide portfolio analysis as needed
Track lease expirations and proactively manage transaction timelines to mitigate risk and support business continuity
Partner with third‑party brokers to identify suitable locations in support of expansion and relocation efforts
Collaborate with Legal and Risk Management to review, negotiate, and finalize lease agreements
Serve as a trusted corporate real estate advisor to internal stakeholders, ensuring all transactions align with company policies, standards, and practices
Act as a key coordinator between business groups, brokers, landlords, and project teams to ensure compliance with company real estate requirements
Assist with special projects and other duties as assigned

Work Environment: This is a hybrid role based out of our Atlanta, GA Home Office. Candidate is expected to be in-person a minimum of three (3) days per week, though they will need to be in four (4) days per week during onboarding.

Qualifications The Experience You Will Bring (Minimum Requirements):
BA/BS in Real Estate, Business Administration, or related field with relevant work experience
Minimum 3 years of experience in commercial real estate leasing, transactions, and portfolio strategy on the end‑user, brokerage, or landlord side
At least 3 years of experience reviewing, drafting, negotiating, administering, and coordinating commercial lease agreements across multiple lease types
Demonstrated success managing a high volume of commercial real estate transactions across multiple geographies
Strong understanding of commercial lease structures, key legal terms, and their financial and operational implications
Demonstrated financial acumen, including the ability to review leases, evaluate deal economics, and track significant project or transaction spend
Proficiency in Microsoft Office applications and lease administration or real estate management platforms such as CoStar or equivalent systems
Excellent written, verbal, and presentation skills, with the ability to communicate effectively across all levels of the organization
Strong negotiation skills and the ability to influence outcomes while maintaining productive relationships
Highly organized, with the ability to manage multiple projects and priorities simultaneously in a fast‑paced environment
Strong analytical, problem‑solving, and decision‑making skills, with the initiative to work independently with minimal supervision
Ability to build and maintain effective internal and external relationships, including landlords and brokers, and hold partners accountable for expected outcomes
Proactive, adaptable, and able to recognize opportunities and adjust direction as business needs evolve
Willingness to travel approximately 10%
