The Manager of Real Estate Transactions plays a key leadership role within Rollins’ Real Estate & Workplace Management team, overseeing a national portfolio of more than 800 leased and owned locations across the U.S. and Canada. This role leads a team of Transaction Managers while driving strategic real estate initiatives—including mergers and acquisitions—to support business growth, operational efficiency, and long‑term portfolio optimization.
This position blends people leadership, transaction expertise, and strategic influence, working closely with internal partners, senior leadership, and external vendors.

Responsibilities You Will. . .
Lead, coach, and manage a team of four (4) Real Estate Transaction Managers, ensuring balanced workloads, accountability, and consistent execution
Oversee commercial real estate transactions, including leases, renewals, relocations, amendments, and dispositions
Serve as the real estate lead in support of M&A activity, partnering closely with the M&A team on due diligence, risk assessment, and integration planning
Partner with third‑party brokers to drive effective negotiations and timely deal execution
Support post-close execution and integration of acquired real estate assets into the existing portfolio
Develop and implement standardized processes, policies, and playbooks across the real estate lifecycle
Monitor commercial real estate market trends and provide data‑driven recommendations
Contribute to strategic initiatives such as portfolio optimization, property dispositions, vendor enhancements, and space utilization strategies
Collaborate cross‑functionally with Finance, Legal, Risk, Environmental, Construction, and Operations teams

Work Environment: This is a hybrid role based out of our Atlanta, GA Home Office. Candidate is expected to be in‑person a minimum of three (3) days per week, though they will need to be in four (4) days per week during onboarding.

Qualifications The Experience You Will Bring (Minimum Requirements):
BA/BS in Real Estate, Business Administration, or related field with relevant work experience
5+ years of commercial real estate experience managing office and/or industrial transactions and portfolio strategy (corporate, brokerage, or landlord side)
2+ years of people management experience
Strong foundation in corporate real estate strategy, leasing, and portfolio management
Demonstrated success in building and improving processes across teams and stakeholders
Experience managing complex real estate projects across the full lifecycle (transaction, construction, ongoing operations)
Skills & Competencies
Strong organizational, analytical, and problem‑solving skills
Excellent communication and presentation abilities
Ability to manage competing priorities in a fast‑paced environment
Proven ability to influence and partner effectively at all levels of an organization
Experience managing vendors, brokers, and landlords to defined outcomes
Proficiency with Microsoft Office tools, Monday.com (or comparable project management software), and CoStar (or comparable real estate systems)
Travel requirement: approximately 10–20%
Physical Demands / Working Environment:
