
Floating Property Manager

Ultimate Staffing Services is currently seeking a dedicated and experienced Floating Property Manager to oversee property operations across multiple sites. This role requires a flexible individual who can adapt to various property cultures and work under different Regional Portfolio Managers. The position is based in a dynamic environment and offers the opportunity to make a significant impact on property management processes and resident satisfaction.
Key Responsibilities Property Operations
Oversee daily site operations and supervise on-site staff
Coordinate vendors and monitor maintenance work orders
Ensure timely and quality unit turnovers
Conduct daily property walks to maintain curb appeal and identify maintenance needs
Follow after-hours emergency protocols as required
Leasing & Occupancy
Maintain occupancy in accordance with organizational policies
Market vacancies in compliance with state, federal, and local requirements
Review applications, conduct housing interviews, and prepare compliant tenant files
Show units and complete move-ins in accordance with program guidelines and CA law
Resident Management
Promote a positive and respectful community environment
Respond to resident concerns professionally and promptly
Enforce property rules and manage evictions when necessary
Conduct annual and interim recertifications
Coordinate with on-site service providers to support resident needs
Financial & Administrative
Complete required reporting, including aged receivables and property checklists
Prepare security deposit dispositions in compliance with legal requirements
Manage petty cash per policy
Monitor site budgets under Regional Portfolio Manager oversight
Establish and manage resident repayment agreements
Coordination & Flexibility
Support multiple properties under different Regional Portfolio Managers
Communicate site-specific needs and status updates
Adapt to varying site cultures, compliance requirements, and leadership styles
Required Qualifications
Associate's degree in a related field or High School Diploma with 3+ years of relevant property management experience
Minimum 3 years of affordable housing experience, including Tax Credit and HUD Project-Based Voucher programs
Experience managing properties with multiple regulatory overlays
Strong knowledge of affordable housing regulations and compliance
Intermediate proficiency in Microsoft Excel (formulas, spreadsheets, reporting)
Strong written and verbal communication skills
Ability to manage multiple priorities, meet deadlines, and work under pressure
Professional, reliable, self-motivated, and empathetic
Work Hours Monday - Friday, 8:00 AM - 5:00 PM
Benefits This position offers a competitive salary of $77,000 annually.
