Job Description Summary Multifamily Property Managers are responsible for maintaining our affordable communities to a market‑ready standard, always ensuring a high level of service. They also motivate high‑performing teams to maximize the performance of the affordable property.
Property address / on‑site details confidential at this time. Garden‑Style Affordable Community in the downtown Atlanta area. $75,000 salary, eligible for benefits and additional earnings.
Essential Job Duties
Ensuring the smooth running of our community in a fast‑paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Providing superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. Completing lease/renewal paperwork to ensure company standards.
Track and evaluate advertising, and all client traffic.
Developing, mentoring, leading, and managing a high‑performing cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover.
Driving revenues with thorough understanding and analysis of competition and development of creative marketing programs.

Supervise day‑to‑day operations of the entire on‑site team, ensuring all policies and procedures are followed.
Maintain effective on‑site staff through interviewing, hiring, and coaching team as necessary.
Maintain residents’ files in accordance with company standards.
Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow‑up.
Manage and maintain all aspects of overall community budget and finances.
Work with leasing staff to ensure leasing/marketing goals are met.
Competencies
Effective communication and customer service skills.
Computer literate, including Microsoft Office Suite and internet navigation skills.
General office, bookkeeping and sales skills and excellent oral and written communication skills.
Determine leasing opportunities of staff and work on goal setting, improving performance of each staff member.
Supervise day‑to‑day operations of team, ensuring all C&W policies and procedures are followed.
Work with leasing staff to ensure leasing/marketing goals are met.
Be able to manage a team.
Perform any other related duties as required or assigned.
Important Education
Bachelor’s Degree preferred.
Real Estate License preferred.
Important Experience
3+ years of on‑site Affordable Multifamily Property Management experience in the downtown Atlanta market. Experience with properties 150+ units required.
1+ years of affordable property management with Section 8, and income restriction programs required.
Yardi systems experience required.
1+ year experience required financials: creating annual budget for property, variance, invoicing, reporting, forecasting, leading financial conversations with leadership and client(s).
Work Environment This job operates in a professional office environment. It routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel.
Physical Demands The physical demands include standing and walking for extended periods, ascending and descending staircases, ladders, and/or step stools, traveling between buildings in varying weather conditions. The employee must be able to stand, sit or walk for 85% of the time and operate office machinery. Travel up to 15% of the time. The employee must be able to lift, carry, push, pull, or move objects up to 25 pounds occasionally or frequently or constantly.
