Overview
Manage a portfolio of residential and mixed-use properties, ensuring operational excellence and tenant satisfaction.
Lead and supervise a team of property staff, including superintendents and administrative personnel.
Coordinate with third-party vendors for maintenance, leasing, and compliance activities.
Ensure compliance with rent stabilization rules and other regulatory requirements.
Develop and implement preventative maintenance programs for building systems.
Handle tenant relations, including lease reviews and collections procedures.
Prepare and review budget variances and generate reports for senior management.
Oversee insurance inspections, elevator tests, and regulatory registrations.
Maintain a strong on-site presence to address emergencies and ensure smooth operations.
Key Responsibilities & Duties
Supervise and evaluate the performance of property staff, ensuring adherence to policies and procedures.
Monitor building conditions and oversee maintenance activities to ensure quality standards.
Collaborate with leasing brokers to expedite unit leasing and address tenant inquiries.
Ensure compliance with regulatory requirements, including DHCR and HPD regulations.
Coordinate procurement of supplies and equipment necessary for property operations.
Prepare annual registrations and permits for boilers, oil tanks, and fire systems.
Develop and maintain relationships with external vendors and service providers.
Provide detailed reports and comments on financial variances to senior management.
Respond promptly to emergencies and ensure resolution of critical issues.
Job Requirements
Bachelor's degree in a relevant field is preferred.
Minimum of 5 years of experience in property management, with 8 years preferred.
Strong knowledge of rent stabilization rules and tenant relations.
Proven ability to manage on-site teams and coordinate with external vendors.
Excellent written and verbal communication skills.
Proficiency in regulatory compliance and building maintenance practices.
Availability for on-call emergencies and flexible work hours.
Familiarity with budgeting, reporting, and variance analysis.
