Job Description Shared Facilities Operations Director
Colo-NESCO Community School District • Colo, IA/Collins-Maxwell Community School District • Maxwell, IA.
This is a shared position as a Facilities Operations Director for two school districts in central Iowa.
Position Purpose Under the direct supervision of the Superintendent, to maintain school buildings and building and grounds in orderly, neat, safe, and operable condition.
Essential Job Functions
Serves on the administrative team and attends meetings.
Supervises building leads and night custodians.
Approves leave requests of building leads and night custodians.
Attends facility planning meetings and works with building leads on project planning.
Submit requisitions for work to be completed.
Fulfills work orders and collaborates with building leads to ensure that they are completed in a timely manner.
Performs tasks to keep school buildings and building and grounds in orderly, neat, and clean condition such as disposing of trash, cleaning bathrooms and floors, washing windows, dusting furniture and fixtures, mowing grass, and related tasks.
Performs tasks to maintain buildings and grounds in safe and operable condition, such as making minor repairs to property as requested, clearing snow and ice, spraying, and related tasks.
Inspects equipment and facilities and recommends repair or replacement action to the superintendent.
Maintain HVAC and Air Handling Units, including preventative maintenance on motors, pumps, belts, and filters.
Checks all building entrances/exits to ensure that they are working properly.
Oversees the opening and closing of buildings and ensures that all doors and windows are closed and securely locked prior to leaving.
Maintains motors and other mechanical equipment and ensures that such equipment receives scheduled servicing.
Obtains equipment, tools, and materials required for completion of assigned work.
Maintains inventory of supplies, materials, equipment, and fuel, and places orders as needed to ensure the smooth and efficient operations of maintenance tasks.
Prepares and maintains records to document work and repairs as requested.
Steps in and helps where needed if building leads are gone.
Additional Duties Performs other related tasks as assigned by the superintendent.
Equipment Operates schools trucks, tractors, and gator. Understanding of hand tools and related power equipment, including saws, drills, and other equipment.
Knowledge, Skills and Abilities
Knowledge of fundamental tools, materials, practices, maintenance, methods and procedures in the carpentry, plumbing, and electrical trades.
Knowledge of building code conformance standards for carpentry, plumbing, electricity, electrical installation, and repair.
Knowledge of occupational safety and health laws and regulations.
Ability to follow oral or written work orders from the superintendent and to coordinate work with others.
Ability to carry out instructions furnished in written, oral, or diagrammatic form.
Ability to add, subtract, multiply, and divide all units of measure.
Ability to describe orally or in writing maintenance or repair problems as needed.
Ability to troubleshoot, problem solve, and resolve electrical or electricity issues.
Ability to report work orally or in writing to supervisor as required.
Ability to establish and maintain cooperative working relationships with students, staff, and others contacted in the course of work.
Experience with building automation systems such as Metasys.
Safety Requirements
Follows all applicable safety rules, procedures, and regulations governing the proper use of tools and power equipment used.
Wears appropriate safety gear.
Travel Requirements Frequent travel between schools will be required.
Physical and Mental Demands, Work Hazards
Typical risks associated with using tools of the trade.
Occasional strenuous physical work.
Occasional work in poor weather conditions, including heat, cold, rain, or snow.
Qualifications Profile Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying. Typical qualifications would be equivalent to:
High School Diploma.
3 years of relevant work experience in related fields.
Possess a basic knowledge of plumbing, electricity, maintenance of steam and mechanical systems.
Motor Vehicle Operator's license.
Supervision of employees
Preferred
Experience installing, maintaining, or repairing electrical, plumbing, and HVAC equipment.
