Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Responsibilities
Perform all sales and leasing activities to achieve community revenue and occupancy goals (greeting/qualifying prospects, touring apartments, processing applications, credit screening, background checks, preparing lease sign‑in).
Inspect apartments prior to move‑in and ensure they are ready; schedule maintenance items when needed.
Stay informed about market and competitor conditions; develop and implement short‑term and long‑term marketing plans; follow community policies on concessions and specials.
Design and execute marketing activities (referral, employer outreach, internet marketing on Craigslist, Facebook, email, etc.) to drive traffic.
Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic, manage resident and prospect data, and capture demographic information.
Maintain show‑quality standards by inspecting the marketing corridor, communicating maintenance needs, merchandising show units, and preparing the leasing office.
Follow‑up with prospects and new residents to ensure satisfaction (email, thank‑you notes, calls).
Support the lease renewal program (prepare renewal letters/packages, meet/contact renewing residents, ensure timely signing).
Respond promptly and courteously to resident and owner concerns; document and convey requests to appropriate personnel.
Required Licenses or Certifications
All state/local licenses and certifications as required.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
Work inside/outside in all weather conditions.
Push, pull, lift/carry up to 25 lbs independently (50 lbs with assistance).
Rare or regular travel may be required for training, meetings, or support of other properties.
Flexible schedule including evenings, weekends, and holidays.
Preferred Spanish Speaker.
Additional Compensation
Corporate positions may be eligible for quarterly or annual bonus based on performance.
On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
