Portland Property Management (PPM)
is a growing, family-owned property management company centered out of North Portland. We are looking to expand our staff with a new Property Manager.

We manage a variety of rental properties with a portfolio of ~350 units ranging from character-rich single family homes, small multiplexes, to high-end properties throughout the greater Portland Metro Area.

About the position:
You will be stepping into a full-time Property Manager role. Your primary focus will be new client acquisition, property & company marketing, landlord/tenant compliance, document generation, lease renewals, and ongoing account management; all through the lens of ethical property management. Your work day will be different each day, with the core responsibilities listed below.
Responsibilities Include:
Leading the marketing efforts of our company, including both company marketing and marketing of our rental properties.
Responding to client inquiries, generating new leads, and coordinating new client acquisitions from inception to onboarding.
Performing competitive analysis, rental assessments, and marketing research.
Implementing marketing campaigns to increase company visibility.
Generating marketing assets to create property listings and company marketing materials.
Supporting team in onboarding new tenants.
Supporting Business Owners and Management Team in business development by identifying areas of optimization and advancement while implementing organizational changes to improve efficiency, employee wellbeing, and company revenue.
Advising tenants, homeowners, and team in regards to marketing, leasing, forms and documents, accounting, budgeting, accounting and fair housing compliance.
Working closely with leasing and maintenance staff to ensure all deadlines are met
Maintaining positive relationships with tenants and homeowners and amongst the office team.
Working with the Leasing Team to negotiate and generate lease renewals/non-renewals in accordance with Oregon tenant/landlord law and company best practices.
Generating lease documents in accordance with city and state tenant/landlord guidelines and company practices.
Reviewing and counter-signing leases, document management, and record keeping.
Supporting team with monthly rent collections and late payments.
Issuing notices such as non-payment of rent, lease violations, and non-compliance notices.
Out of office errands such as bank & post office visits, lockbox coordination and site visits.
Keeping up to date with changes in industry such as new tenant/landlord laws etc.
Requirements:
This is an in-office position 5 days a week
At least 3 years of experience in property management
Knowledge and experience with tenant/landlord law, fair housing laws, SB 608, and Portland’s relocation ordinance
Strong leadership skills and comfortable managing a team.
Ability to work under pressure and maintain composure while handling sensitive or difficult situations
Ability to cross over on tasks while displaying confidence working independently
Strong verbal and written communication skills
Strong attention to detail - this role involves a lot of self managed paperwork, data entry and deadline tracking
Ability to learn new programs (Appfolio, TenantTech, and Trello knowledge is a plus)
Proficiency with Gmail, Google Drive and Google Docs
Must pass a criminal background check
Must have a val id driver’s license and working vehicle including auto insurance that can be used for work. Company will reimburse all miles driven for work at federal mileage rate.
Ideal applicant has current property management license or willingness to acquire a property management license within the first three months of employment. If not licensed upon hire, the company will offer reimbursement for the cost of education and license once the license has been filed with the company.
Bachelor’s Degree, or some secondary schooling with 2-3 years of relevant experience
Compensation:
Starting salary range of $55k - $60k annually, based on experience
Commission provided based on closed client acquisitions
Employee will be provided with an individual office space in our North Portland office and a company cell phone for work purposes.
