Longshore Custom Homes is looking for a Preconstruction Designer to lead clients through the early stages of the custom home journey and help set each project up for success.
About the Role This is a high-impact role for someone who enjoys both the creative and technical sides of residential design. You will work directly with homeowners, collaborate with engineering and interior design, and guide each project from initial intake through preconstruction handoff to the Project Manager.
Must Have Skills:
Highly self-motivated and driven to get things done
Experience creating detailed and accurate residential plans
Chief Architect X17 software proficient or ability to be proficient in 30 days
Highly organized with elite attention to detail
Tech-savvy and systems-oriented
Proactive problem solver who anticipates needs and resolves issues independently
What You Will Do
Lead all aspects of preconstruction from client intake through handoff to the Project Manager
Design custom home floor plans using client inspiration, reference images, or original concepts
Work directly with homeowners to clarify scope, define selections, and create detailed specifications
Guide clients through design decisions while helping align vision with budget
Manage preconstruction communication and project progress within Asana
Submit structural plans to engineering and coordinate throughout the preconstruction process
Develop plans with the necessary details, elevations, cross-sections, and supporting information
Collaborate with the interior designer on wall details and related design elements
Maintain templates and systems within the design portal
Assist with material takeoffs and preliminary cost estimates
Send projects out for bid and review estimates for scope alignment
Support plan revisions and updates related to change orders
Collaborate with the Project Manager as needed to ensure a smooth transition into construction
Who You Are
Highly organized and able to manage multiple projects at once
Strong in both design thinking and technical execution
Comfortable working directly with homeowners and managing expectations
Able to communicate clearly and confidently in meetings and in writing
Detail-oriented, proactive, and solutions-focused
Excited by custom homes, client experience, and getting things done at a high level
Compensation and Benefits We offer a competitive annual salary range of $48,000 to $63,000 USD. Our benefits include Medical and Dental coverage.
