Job Title
You will facilitate the buyout process, negotiate, and award direct construction costs to create high value for our customers with low impact to costs. You will: Work directly with trade partners, distributors, and manufacturers to establish good working relationships. Provide support to trade partners, as necessary. Provide consistent and reliable information to the Purchasing manager for back-office data in the form of documents, reports, and analysis. Cultivate a network of trade partners, distributors, and manufacturers committed to reducing costs and increasing service, quality, and value. Create the most comprehensive buyout that Oakwood has ever done with take-offs, unit pricing, great turn-key costs and an in-depth analysis of base house and option costs. Continually decrease hard costs and increase per house rebates. Take a hard line on price increase without sacrificing the supplier relationship. Minimize variance costs. Provide company support and synergy on costs, prices, margins, specifications, new communities, and changes and actively contribute to the most accurate, timely, and reliable department in the company. Execute all cost changes. Provide variance support through approval and research. Process changes orders Work with Construction, New Home Center, Product Development, and other departments to achieve maximum profitability through value engineering and trade relations. Other tasks as assigned. Maintain compliance with all company policies and procedures. You Have: Minimum of 3 years' experience within the residential construction industry Expert level experience in Excel and Microsoft products The ability to say NO without ruining a relationship. Experience negotiating required. Excellent ability to multi-task, strong attention to detail, effectiveness at prioritization and very adaptable Good verbal and written communication skills, including ability to communicate with internal and external customers. Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service. Ability to hold oneself accountable and possesses a high degree of self-awareness Aggressiveness and decisiveness; seeking progressive responsibility You Might Also Have: Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards. Ability to maintain regular, punctual in person attendance consistent with the ADA, FMLA, and other federal, state, and local standards. Must be able to lift and carry up to 25 pounds.
