Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals—including greeting and qualifying prospects, conducting community tours and apartment showings, processing applications, performing credit and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and schedule any outstanding items with maintenance to ensure move‑in ready condition.

Stay informed about market and competitor conditions and develop and implement short‑ and long‑term marketing plans to sustain occupancy.

Design and execute marketing activities—including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and other community‑specific programs—to drive traffic to the community.

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.

Ensure show units meet company standards for show quality by inspecting marketing corridors, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily leasing activities.

Follow‑up with prospects and new residents to ensure satisfaction by emailing thank‑you notes, calling, or other contacts.

Execute lease renewal program activities, including preparing renewal letters, engaging renewing residents, and ensuring lease renewal documents are signed on time.

Respond quickly and courteously to resident and client/owner concerns, and take prompt action to solve problems or convey requests to appropriate individuals.

Required Licenses or Certifications

All required licenses and/or certifications as necessary under state and local jurisdiction.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.

Rare or regular travel may be required to assist other properties, attend training, business meetings, or other necessary situations.

Work a flexible schedule, including being on‑call during evenings, weekends, and holidays.

Compensation Hourly range: $18.50. Compensation may vary based on business requirements, experience, skills, and location. Eligible for bonus programs:

Corporate Positions: quarterly or annual bonus based on individual and company performance.

On‑site Property Positions: weekly, monthly, and/or quarterly bonus programs.
