Superintendent II - Ground-Up Affordable MultifamilyLocation: Brooklyn, NYReports to: Project ExecutiveSalary Range: $200,000-$270,000OverviewThe Superintendent II will lead day-to-day field operations on a large-scale ground-up affordable housing development in Brooklyn. This role is responsible for managing all on-site construction activities from mobilization through completion, ensuring the project is delivered safely, on schedule, and in compliance with all NYC regulations.The ideal candidate is a strong field leader with experience delivering mid-rise or high-rise multifamily projects utilizing block & plank or reinforced concrete structural systems, preferably within affordable housing or public agency environments.This position will serve as the primary field lead and may oversee Superintendent I and Assistant Superintendents on a major multi-building development.ResponsibilitiesLead all on-site construction activities for a large-scale ground-up affordable housing developmentManage site operations from foundation and superstructure through interior build-out and turnoverOversee block & plank or reinforced concrete structural construction, including trade sequencing and coordinationManage daily scheduling, site logistics, manpower planning, and milestone trackingCoordinate subcontractors and ensure alignment with project schedule and safety requirementsConduct safety meetings and enforce OSHA and SST safety standardsCoordinate inspections and approvals with DOB, HPD, and other city agenciesWork closely with project management, ownership, engineers, and consultants to resolve field issuesEnsure quality control, punch list execution, and project closeoutMentor Superintendent I and Assistant Superintendents where applicableProactively manage construction challenges and maintain project scheduleQualifications10-15+ years of NYC construction experience, preferably on ground-up multifamily developmentsStrong experience with block & plank or reinforced concrete structural systemsPrior experience delivering affordable housing or public agency projects preferredProven ability to independently run large construction sites from foundation through completionStrong understanding of DOB regulations and NYC construction practicesDemonstrated leadership managing subcontractors and coordinating multiple tradesNYC DOB Licensed Construction Superintendent strongly preferredIdeal BackgroundGround-up affordable housing developmentsMid-rise or high-rise multifamily constructionBlock & plank or reinforced concrete structural systemsLarge-scale urban construction sitescob3Salary/Rate:US$200,000 - US$270,000 per annumJob Type:Site BasedContract Type:PermanentTown/City:BrooklynCounty:New YorkSector:Construction & DevelopmentJob ref:JN -022026-84840_1773437414Post Date:03. 13. 2026
