Job Description Summary This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, and showing apartments.

Process applications, conduct credit and criminal background checks, prepare lease and move‑in packages, and ensure a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in, ensuring readiness and scheduling maintenance as needed.

Stay informed about market and competitor conditions that may affect occupancy. Develop and implement short‑ and long‑term marketing plans and goals, and follow company policies on concessions, specials, and other programs.

Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific plans.

Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet company standards for show quality by inspecting the marketing corridor, merchandising, and communicating maintenance needs to the maintenance team.

Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or telephone calls.

Support the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed on time.

Respond promptly and courteously to resident and client/owner concerns, taking action to solve problems or convey requests to the appropriate individuals.

Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work indoors and outdoors in all weather conditions.

Push, pull, lift, and carry weights up to 25 pounds independently and up to 50 pounds with assistance.

Travel may be required for training, meetings, or assistance to other properties.

Work a flexible schedule, including call‑in during evenings, weekends, and holidays.

Additional Compensation

Base salary with eligibility for a quarterly or annual bonus program (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite property positions).
