Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Job Description
Perform all sales and leasing activities to reach the community’s revenue and occupancy targets by greeting and qualifying prospects, conducting tours, processing applications, credit screenings, and background checks, and preparing lease and move‑in packages.
Inspect apartments prior to move‑in, ensuring they are in ready condition and schedule any outstanding maintenance with the team.
Stay informed about market and competitor conditions that may impact occupancy and sales; develop and implement short‑ and long‑term marketing plans and follow the community’s policies on concessions and promotions.
Design and execute marketing activities to generate traffic, including resident referral and employer outreach programs and online marketing tools (Craigslist, Facebook, e‑mail, and other websites).
Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record leasing activity, manage resident and prospect data, and capture demographic information.
Maintain show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or phone calls.
Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring renewal documents are signed on time.
Respond promptly and courteously to resident and client/owner concerns, taking action to solve problems and communicate requests to the appropriate parties.
Additional Compensation
Corporate Positions: Eligible for a quarterly or annual bonus program based on individual and company performance.
On‑site Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
