This is a unique opportunity for an experienced on-site leasing professional to step into a Community Manager role, overseeing both leasing/marketing and day-to-day property management operations for a 425-unit luxury rental property in Coney Island.
The ideal candidate is both sales-driven and operationally strong — someone who can drive leasing velocity while ensuring the building operates at the highest standard.

About the Company Our client is an established NYC-based real estate developer, owner, and operator with over 50 years in business. The firm specializes in ground-up development and long-term ownership of mixed-use assets, having completed over 1.5 million square feet and 1,500+ units across New York City.
Key Responsibilities Leasing & Marketing Drive leasing performance to achieve and exceed occupancy and revenue goals Tour prospective residents and deliver a compelling, client-focused sales experience Negotiate rents, concessions, and lease terms to maximize leasing velocity Oversee and track all leads, advertising channels, and marketing performance Maintain strong relationships with the brokerage community Prepare weekly leasing reports and provide market insights and competitive analysis Supervise on-site leasing staff and establish performance expectations
Property Management & Operations Oversee the day-to-day operations of a 425-unit luxury property Ensure the highest level of resident satisfaction through responsive communication and service Manage tenant relations, including renewals, complaints, and conflict resolution Monitor and manage accounts receivable, collections, and arrears reporting Coordinate with maintenance and building staff to ensure timely completion of work orders and upkeep of common areas Oversee vendor relationships, service contracts, and property inspections Ensure compliance with all NYC housing regulations, local laws, and safety requirements Partner with ownership on budgeting, expense control, and operational performance
Leadership & Team Management Lead, mentor, and manage on-site staff including leasing agents, porters, and maintenance teams Foster a positive, accountable, and service-oriented team culture Conduct regular team meetings and performance reviews Hire, train, and develop team members as needed
Qualifications 4+ years of NYC residential leasing and property management experience Exposure to property management operations strongly preferred Current New York State Real Estate Salesperson License required Strong understanding of the NYC rental market, trends, and competitive landscape Understanding of NYC Rent Stabalization and Affordable Housing Experience managing or mentoring on-site staff is a plus Proficiency with systems such as On-Site, BuildingLink, StreetEasy, and ClickPay preferred Excellent communication, negotiation, and problem-solving skills Highly organized, detail-oriented, and able to multitask in a fast-paced environment Professional, polished, and client-facing demeanor Bilingual (Russian or other languages) is a plus
