
Assistant Property Manager

Position Summary
Decatur Housing is seeking a detail-oriented, service-driven Assistant Property Manager to support the daily operations of an apartment community and partner closely with the Property Manager to ensure high-quality resident service, strong operational performance, and compliance with housing requirements. This role is ideal for a professional who enjoys balancing resident engagement, leasing support, financial administration, and property operations. The Assistant Property Manager plays an important role in creating a positive resident experience while helping maintain accurate records, efficient processes, and a well-managed community.
What You’ll Do Key responsibilities include, but are not limited to:
Support the daytoday operations of the property in partnership with the Property Manager
Collect, post, and reconcile rent payments, fees, and other resident charges accurately and timely
Process applications, moveins, lease documentation, recertifications, and resident file updates
Provide excellent customer service to residents, applicants, visitors, and community partners
Respond to resident questions and concerns with professionalism, empathy, and sound judgment
Create, monitor, and follow up on maintenance work orders to ensure timely resolution
Maintain accurate leasing, occupancy, delinquency, and compliance records
Assist with rent calculations, reexaminations, and programrelated documentation
Conduct unit and property inspections and help identify operational or resident service issues
Support preparation of reports, audits, and documentation for internal leadership, HUD, and other stakeholders
Assist with resident communications, programs, and community engagement efforts
Serve as a point of operational support in the absence of the Property Manager, as directed

They should bring both strong administrative ability and a genuine commitment to providing excellent service in a housing or property management setting.
Preferred Qualifications
Associate’s or Bachelor’s degree in Business Administration, Public Administration, Real Estate, Property Management, Housing, or a related field preferred
2+ years of experience in property management, affordable housing, leasing, housing administration, or a related field
Experience handling financial transactions, payment processing, reconciliations, and reporting
Experience working with affordable housing, public housing, mixed-income communities, or HUD-assisted programs strongly preferred
Experience with property management software such such as Yardi, MRI, AppFolio, RealPage, or similar systems preferred
Equivalent combinations of education and relevant experience may be considered
