
Mortgage Loan Closer III

Overview
The Mortgage Closer III has extensive experience managing the closing process (initial closing disclosure, COC’s, preparing documents, and funding loans) of various loan types, ensuring accurate documentation, effective communication with all parties (internal and external), as well as compliance with all relevant guidelines.
This role can be located at any office within our footprint.
Job Functions What You’ll Do
Manage and execute the entire closing process (ICD, COC’s, closing doc prep, funding, etc) for a variety of loan types, including Conventional, FHA, VA, USDA, Construction to Perm, and loans with DPA’s
Ensure accurate and timely delivery of the ICD, including proactive and accurate balancing with title
Confirms adequacy of insurance coverage
Constantly monitor work queues for deals in process to ensure a smooth, proactive and excellent customer experience
Provide excellent customer service through clear communication and coordination, ensuring everyone is fully informed and supported through funding
Analyze underwriting conditions and ensure they are satisfied prior to closing
Coordinate efforts to establish closing date and time with all parties, internal and external
Proactively facilitate efforts to ensure timely creation of internally or externally prepared loan documents
Prepare and send COC’s throughout the loan process after the initial closing disclosure has been sent
Maintain up-to-date knowledge of state and investor guidelines to ensure compliance with relevant regulations
Audit and review HMDA to ensure it is complete
Confirm that vendor/3rd party items and supporting documentation used for clearing conditions and due diligence items conform to the bank’s credit policy/guidelines
Balance and send wire for funding the loan closing
Understand hybrid e-close, large & complex credit requests that may include multiple funding sources, multiple contracts, complicated equity requirements, curtailments, various rate options, tiered pricing, and purchase contract or takeout agreement
Customer Service
Focus efforts on maximizing our customer’s experience
Provide guidance and support to meet the needs of external customers
Update all internal and external parties daily on the status of loans in process
Respond to inquiries in a timely, complete and accurate manner
Handle all situations in a professional, ethical manner
Escalate special situations or problems as necessary
Productivity
Ensure all goals and departmental service standards (SLAs) are met
Manage production during fluctuating volumes and consistently meet production and turnaround standards
Consistently meet quality and data integrity standards
Effectively utilize available systems, workflow and imaging tools
Requirements For Success
High School diploma or equivalent or related experience acceptable
Minimum 5 years closing experience with FNMA/FHLMC & Government loans
Excellent time management and organizational skills
Demonstrate understanding of applicable bank policies and procedures as they pertain to the satisfaction of loan closing conditions as well as vendor documents and services
Excellent knowledge of most common vendor documents: title work, AVM’s, appraisals, flood determinations, lien searches, etc
Excellent knowledge of compliance requirements
Excellent computer skills with demonstrated knowledge of Microsoft EXCEL, WORD, Encompass, etc.
Excellent verbal and written communication skills
Ability to meet deadlines under pressure in a fast-paced, deadline-driven environment
Participate in all required compliance training, as well as internal and external training programs, online training, and meetings
