
Compliance Specialist

The Compliance Specialist is the first point of contact for the onsite teams regarding all compliance-related matters. This person is responsible for providing regular guidance and timely responses to team members and regulatory agencies. They must be able to effectively complete compliance duties as directed by the Compliance Manager and in accordance with the Land Use Restriction Agreements (LURA) and Land Use Restriction Covenants (LURC).
All duties should be performed with the concentration and precision required. The essential knowledge, skills, and abilities needed are outlined below.
ESSENTIAL RESPONSIBILITIES
Responsible for maintaining organized records detailing the various LIHTC programs and requirements for each site. Accountable for thoroughly understanding the programs and requirements in Florida and Georgia, with the willingness to learn other state requirements as necessary. Ability to effectively train, develop, and mentor individuals within the organization regarding tax credit guidelines, policies, and procedures. Creates Rent & Policy schedules for new properties onboarded, and updates the current properties as changes are needed. Coordinates standardization throughout the portfolio as it relates to regulatory compliance. Responsible for auditing files for various properties, providing feedback and requests for corrections. Following through to ensure corrections were made and the teams have an understanding of why the corrections were necessary. Gathers necessary documents to prepare monthly “recap” program reports and bond reports for the entire portfolio. Submits the reports on or before the due date. Responds timely and accurately to requests for audit corrections and non-compliance notifications related to audits and/or program reporting. Assists with responding to annual regulatory agency reviews. MOR, and state agency reviews for all sites. Tracks and implements utility allowance changes on an annual basis. Understands and utilizes the affordable version of Yardi to assist with max rent and UA changes and other tasks which affect the compliance portion of the software. Assists with the compliance portion of onboarding new sites, including auditing files and setting up new properties in the affordable version of Yardi. Implements changes to the unit types in Yardi as needed, ensuring that the next available unit rule is strictly followed (if applicable). Accountable for reviewing and understanding all FL and GA Compliance programs and nuances. Responsible for preparation of the Regulatory Agency inspection, including follow-up responses. Attends seminars/workshops that will support growth for this position and the company. Performs additional projects, tasks, or duties as assigned by supervisor(s) or executive management. Educational Requirements
A High School education or equivalent is required; a college degree is a plus but not a requirement. Must have the ability to communicate effectively in English for safety and productivity reasons. Accurately perform intermediate mathematical functions and use Yardi resident management software functions related to the position. Must have, or be willing to obtain, an HCCP certification and keep up with ongoing continuing education requirements. Experience Requirements
Previous apartment office experience is preferred and tax credit experience is required. Ability to work any of the seven days of the week, 52 weeks of the year. The schedule may change depending on the needs of the community at any given time. Computer and Microsoft Office experience required as well as knowledge of internet marketing. Physical Demands
May sometimes be exposed to activity that requires standing, bending, squatting pushing/pulling, and lifting/moving/carrying (items weighing on average up to 35 pounds), in addition to walking properties and climbing stairs. Mental Demands
Excellent communication skills in English for safety and productivity reasons. Common sense understanding to follow instructions and plans. Independent judgment to determine actions, priorities and emergencies. Able to deal with moderate to high levels of stress. Environmental Conditions

Valid driver’s license with current automobile insurance is required; position requires personal vehicle to fulfill some of the job’s functions. Ability to work any of the seven days of the week, 52 weeks of the year (although the job is generally a Monday through Friday job). Ability to serve on-call, as scheduled or as necessary. Ability to travel on a regular basis to properties within the assigned territory and/or to attend various company gatherings either in the general vicinity or in other locations (including in other states as assigned).
