Job Description Essential Job Functions
Meet with prospective residents, identify their housing needs, interview them to determine eligibility, show vacant and model suites and property amenities, quote established rental rates and promotions, make follow‑up calls, send literature, and pursue rental status. Collect funds related to applications, security deposits and rentals. Manage all internet leads and proper follow‑up. Maintain social media activities on different platforms, increasing engagement.
Complete applicant screening process and prepare appropriate correspondence based upon the result.
Prepare leases and related leasing addendums; maintain lease records and files; maintain property waiting list and update records and reports per policy, affordable housing programs and HUD/Agency regulations.
Support and ensure timely input and full utilization of on‑site PC‑based property management software for leasing data.
Ensure apartments are ready for occupancy by inspecting, placing move‑in products and last‑minute touches when necessary; distribute keys, move‑in package, safety video and other paperwork at lease signing.
Maintain current knowledge of marketing and leasing techniques; strive to attain affirmative marketing goals; seek new residents through outreach, direct marketing, cold calling, distributing literature and contacting organizations in target areas; stay aware of competitor rates and promotions.
Assist in mentoring newly hired leasing consultants.
Requirements
High school diploma/GED required.
Associate degree in Customer Service/Hospitality preferred.
1–2 years of leasing or sales experience required.
1–2 years of experience working in multisite preferred.
Valid driver's license preferred depending on property.
Required skills include fair housing laws, affordable housing programs, Microsoft Office, personal accountability, persuasiveness, and customer service.
Preferred skill: Yardi/CRM 8.
May be required to work weekends (Saturday and Sunday).
Compensation Compensation: $14.96 – $20.95 hourly, commensurate with experience.
