Job Description Summary Hudson West and Livingston Apartments are hiring an experienced Leasing Manager. The role is critical to achieving revenue, occupancy, resident retention, and leasing goals. Hudson West is located in the Uptown neighborhood of Downtown Vancouver, offering studios and one‑ and two‑bedroom live‑work apartments with amenities such as an outdoor fire pit, bike room, and coffee bar. Livingston Apartments is in Downtown Camas, featuring pet‑friendly community living.

Job Description Compensation is competitive, with housing discounts up to 40% at Greystar communities, a cell phone allowance, monthly bonus incentives, and a robust benefits and perks package.

What Your Day Might Look Like

Be part of a team and deliver excellent customer service.

Ensure achievement of community revenue and occupancy goals by directing marketing, advertising, and sales activities and monitoring day‑to‑day leasing activities.

Oversee the on‑site leasing team.

Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, preparing lease documentation, and completing move‑in procedures.

Review and analyze financial, shop, closing ratio, and other operational reports to identify and resolve issues impacting leasing performance.

Respond to resident and ownership questions and concerns in a timely and professional manner.

What We Are Looking For

Previous multi‑family leasing experience; luxury high‑rise experience preferred. A positive can‑do attitude is required.

Proficiency in MS Office Suite; additional property‑management software (Yardi/One Site) desirable but not required.

Demonstrated ability to read, write, and communicate effectively, complete legal documents, sell and explain apartment features, and answer resident questions.

High level of professionalism in manner and dress.

Essential Responsibilities

Direct community marketing, advertising, and sales activities to achieve revenue and occupancy goals, ensuring an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring day‑to‑day sales and leasing activities.

Stay informed about current market and competitor conditions to adjust marketing plans, pricing, concessions, and leasing incentives.

Develop print and internet advertising strategies; use technology to promote the community and generate sales and leasing reports.

Work with maintenance to maintain the community’s appearance and safety, and develop merchandising techniques to enhance apartment salability.

Participate in the leasing process: generate traffic, lease apartments, qualify prospects, prepare lease documentation, and complete move‑in procedures.

Analyze financial and operational reports to identify and resolve performance issues; present marketing and leasing results to clients, owners, and managers.

Oversee the lease renewal program, sponsor renewal functions, manage communication, and assist with resident move‑outs.

Respond promptly to resident and client/owner concerns, documenting and conveying requests as appropriate.

Supervise the leasing team: interview, hire, orient, train, and evaluate employees per company policies and business practices.

Required Licenses or Certifications

All required state and local licenses and certifications.

Valid driver’s license to operate a golf cart on the property.

Physical Demands

Stand, walk, and sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Travel may be required to assist other properties, attend training, or business meetings.

Work a flexible schedule, including evenings, weekends, and holidays as needed.

Hourly rate: $22.00 – $24.00.

Additional Compensation

Corporate positions: Eligible for quarterly or annual bonus based on individual and company performance.

On‑site property positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
