Job Description Summary This position coordinates community marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout lease terms, and securing lease renewals.
Essential Responsibilities
Perform all sales and leasing activities to secure revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, background checks, preparing lease packages, and ensuring smooth move‑in and signing.
Inspect apartments before resident move‑in to ensure they are ready and schedule maintenance as needed.
Stay informed about market and competitor conditions that may impact occupancy; develop and implement short‑ and long‑term marketing plans to sustain occupancy, following community policies on concessions and specials.
Design and execute marketing activities (resident referral, employer outreach, internet marketing on Craigslist, Facebook, email, and other sites) to create traffic and drive community engagement.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Maintain show unit quality by inspecting marketing corridors and leasing tours, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.
Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or telephone calls.
Support the lease renewal program: prepare renewal letters and packages, meet with residents before move‑out dates, and ensure timely signing of renewal documents.
Respond quickly and courteously to resident and client/owner concerns, resolving problems or documenting requests to the appropriate parties.
Required Licenses or Certifications
All state and local licenses and certifications required by jurisdiction.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, and carry weights up to twenty‑five (25) pounds independently and up to fifty (50) pounds with assistance.
Travel may be required to assist other properties, attend training, or business meetings.
Work a flexible schedule, including after‑call hours during evenings, weekends, and holidays.
Additional Compensation
Corporate positions: Eligibility for quarterly or annual bonus programs based on performance.
On‑site property positions: Eligibility for weekly, monthly, and/or quarterly bonus programs.
