
Investment Sales and Business Development Manager

We are seeking a licensed real estate professional to lead Business Development for our Property Management division while also advising clients on acquisitions, dispositions, and portfolio optimization strategies. This role is ideal for someone who thrives at the intersection of relationship-building, investment advisory, and revenue generation.
You will be responsible for growing our investor client base, identifying portfolio opportunities, and guiding clients through strategic decisions that maximize long‑term value‑whether through expansion, repositioning, or disposition of assets.
What You’ll Do
Business Development and Growth
Drive new client acquisition for the Property Management division through proactive outreach, networking, referrals, and strategic partnerships Build and maintain a pipeline of investor prospects, including local and out‑of‑state owners Identify opportunities within the existing client base for additional services, portfolio expansion, or repositioning Position Reedy and Company as a trusted advisor for investment real‑estate strategy Client Advisory and Portfolio Optimization
Analyze client portfolios and provide strategic recommendations (hold, sell, refinance, or acquire) Advise clients on acquisitions and dispositions aligned with their investment goals Evaluate performance metrics including ROI, cap rates, cash flow, and appreciation potential Assist clients with portfolio rebalancing, including 1031 exchanges and tax‑aware strategies Acquisitions and Dispositions Execution
Conduct investor‑focused listing presentations Perform data‑driven pricing and valuation analysis Develop targeted marketing strategies to attract qualified buyers Negotiate contracts and manage transactions from listing to close Coordinate due diligence, inspections, and closing processes Collaboration with Property Management
Partner with internal PM teams to identify underperforming or high‑potential assets Convert managed properties into listing opportunities when appropriate Ensure seamless client experience between property management and brokerage services What We Offer

Active Tennessee Real Estate License (required) Active Mississippi Real Estate License (required or willingness to obtain quickly) Minimum 2+ years of real estate sales experience (investment‑focused preferred) Proven track record in business development, client acquisition, or revenue growth Strong understanding of investment real estate fundamentals (ROI, cap rates, cash flow, value‑add strategies) Experience or familiarity with 1031 exchanges, tax implications, and property management operations Excellent communication, negotiation, and relationship‑building skills Strong analytical mindset with the ability to translate data into actionable strategy Tech‑savvy with MLS systems (Paragon preferred) and CRM platforms Who This Role Is For
