Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Activities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to meet revenue and occupancy goals: greet and qualify prospects, conduct community tours, process applications, perform credit screening, conduct criminal background checks, prepare lease and move‑in packages, and ensure a smooth resident move‑in and lease signing.

Inspect apartments prior to move‑in to ensure they are in move‑in ready condition and coordinate any needed maintenance.

Stay informed about market and competitor conditions that affect occupancy and sales results; develop and implement short‑ and long‑term marketing plans and goals.

Design and execute marketing activities to drive traffic: resident referrals, employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, other websites).

Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information.

Ensure show units meet company standards for show quality; inspect the marketing corridor, communicate maintenance needs, and prepare the leasing office daily for leasing activities.

Follow‑up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or phone calls.

Execute lease renewal activities: prepare renewal letters and packages, meet with and contact renewing residents before move‑out dates, and ensure renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to resolve issues or convey requests to the appropriate individual.

Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, and sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and up to fifty (50) pounds with assistance.

Rare or regular travel may be required for training, meetings, or support of other properties.

Work a flexible schedule, including on‑call hours during evenings, weekends, and holidays.

Compensation The hourly range for this role is $18 – $21. Base salary may be supplemented by bonus programs:

Corporate positions: quarterly or annual bonus based on individual and company performance.

On‑site property positions: weekly, monthly, and/or quarterly bonus programs.
