Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Duties include all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and background checks; prepare lease and move‑in packages; ensure smooth resident move‑in and lease signing.
Inspect apartments prior to move‑in to ensure they are ready and schedule any outstanding items with maintenance.
Stay informed about market and competitor conditions that may impact occupancy and sales; develop and implement short‑ and long‑term marketing plans; follow company policies on concessions and specials.
Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs and internet marketing tools (Craigslist, Facebook, e‑mail, other websites). Follow community‑specific marketing plans and special programs.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure community show units meet standards: inspect daily, communicate maintenance needs, merchandize showcases, and prepare leasing office for leasing activities.
Follow up with prospects and new residents via e‑mail, thank‑you notes, cards, or phone calls to finalize decisions to lease or renew.
Execute activities supporting lease renewal program: prepare renewal letters and packages, meet with renewing residents ahead of move‑out dates, ensure renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns, take prompt action to solve problems, and communicate requests to appropriate individuals.
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 lbs independently and 50 lbs with assistance.
Travel may be required for assistance at other properties, training, or meetings.
Work flexible schedule, including evenings, weekends, and holidays.
Compensation Hourly pay range: $21.00 – $23.00 (Los Angeles, CA).
Additional Compensation
Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance.
On‑site Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
