Job Title: Leasing Consultant

Supervisor: Community Manager

FLSA Status: Non‑exempt (Hourly)

JOB SUMMARY: Shows and leases apartments to prospective residents and supports the community's marketing plan.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Assists applicant in completing rental application, collects security deposit.

Insures that the “model” apartments and target apartments are ready for show; maintains work areas and office in clean and orderly manner; has awareness of the community’s “curb appeal.”

Demonstrates thorough knowledge of lease terms, specifications and all community policies.

Knowledgeable of required telephone and sales techniques.

Knowledge of Fair Housing Standards.

Utilizes leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; fully informed of current rental rates, sizes, locations and all amenities of the community.

Maintains contact with all apartment locator services and local businesses to provide informational material; updates periodically.

Responsible for “shopping” competitive properties.

Develops full knowledge of application information required, screening processes and policies regarding rentals.

Develops and maintains an ongoing resident retention program under direction of Community Manager.

Maintains proper maintenance of all resident and community files.

Maintains market surveys on a monthly basis.

Efficiently and timely processes all required administrative forms, reports and related information.

Reports unusual or extraordinary circumstances regarding the community or residents.

Courteously and efficiently handles resident requests and complaints.

Maintains a professional appearance and behavior at all times.

Seeks educational opportunities and self‑improvement for personal growth and development.

SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or team members of the organization.

MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.

TRAINING, CERTIFICATES, LICENSES AND DESIGNATIONS: Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug‑Free Workplace courses must be completed within 7 days of hire.

REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS: The Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) designations are highly recommended for this position. Fair Housing Certification is required within 14 days of hire.
