Director of Maintenance
Cedarwood Plaza
is seeking a hands‑on, knowledgeable, and mission‑driven Director of Maintenance to lead the overall physical plant operations of our long‑term care facility. This individual plays a critical role in ensuring our residents live in a safe, comfortable, and fully compliant environment—supporting our commitment to high‑quality care.
About the Role
As the Director of Maintenance, you will oversee all aspects of building operations, equipment performance, safety programs, regulatory compliance, and maintenance team leadership. This position requires strong technical expertise, excellent organizational skills, and a deep understanding of long‑term care environments, including life‑safety regulations and preventative maintenance standards.
Key Responsibilities
Leadership & Team Management
Supervise and mentor maintenance staff, including hiring, training, scheduling, and performance management
Foster a culture of safety, accountability, and teamwork
Provide hands‑on support to maintenance technicians when needed
Facility Operations
Oversee daily operations of the mechanical, electrical, plumbing (MEP), HVAC, boiler, generator, fire suppression, and security systems
Ensure timely completion of work orders, repairs, and preventive maintenance
Maintain building accessibility, including doors, locks, lifts, lighting, and emergency systems
Regulatory Compliance & Safety
Ensure full compliance with OSHA, NFPA Life Safety Code, Centers for Medicare & Medicaid Services (CMS) building requirements, and state long‑term care standards
Maintain accurate records for surveys, audits, and inspections
Coordinate facility safety programs including fire drills, disaster preparedness, equipment testing, and emergency response planning
Develop and manage a comprehensive Preventive Maintenance (PM) Program for all facility systems and critical equipment
Ensure safe operation of HVAC, refrigeration, water heaters, generators, and mechanical systems
Monitor environmental systems such as air quality, water temperature, and building sanitation
Manage maintenance budgets, supply inventory, and capital improvement planning
Oversee external vendors, contractors, and service agreements
Request bids and ensure cost‑effective completion of repairs and projects
Documentation & Technical Competence
Read and interpret technical schematics, manuals, building plans, and compliance documentation
Maintain detailed logs, inspection reports, life‑safety documentation, and regulatory files
Utilize maintenance management systems (digital or paper‑based) for tracking work orders and PM schedules
Qualifications
High school diploma or equivalent required
2+ years of supervisory experience in maintenance, plant operations, or facilities management
Long‑term care facility experience required
Strong knowledge of building systems (MEP, HVAC, boilers, generators, life‑safety systems)
Understanding of regulatory standards for skilled nursing facilities
Ability to troubleshoot, prioritize, and manage complex maintenance tasks
Excellent communication and leadership skills
