Title: Associate Property Manager

Location: Portland, OR

Pay Rate: $26–$32/hr

If you’ve managed single-family homes and are ready for a role with more ownership and less back-and-forth, this is your opportunity. As an Associate Property Manager, you’ll operate with a smaller, more manageable portfolio while handling both the Property Manager and Assistant responsibilities. This role is ideal for someone who wants to stay in the industry but simplify their workload, reduce handoffs, and take full control of their properties from start to finish. You won’t be stuck waiting on approvals or bouncing between roles. You’ll own your portfolio and run it.

What You’ll Do

Manage a reduced portfolio of single-family homes independently

Lease homes, conduct showings, and manage marketing and availability

Process applications, prepare leases, and complete move-in documentation

Perform move-in inspections and ensure homes are ready for occupancy

Coordinate maintenance, work orders, and vendor follow-up

Track delinquencies, post notices, and handle collections communication

Manage notices to vacate, move-outs, and security deposit dispositions

Maintain accurate documentation for residents and property owners

Serve as the primary point of contact for residents and support owner communication

Ensure compliance with Oregon Landlord-Tenant Law
