Position
The Property Manager reports to the EVP and works collaboratively with the company’s President. The position is responsible for managing the Dallas portfolio, developing internal workflows, policies and procedures that ensure compliance, manage risk, and support asset value preservation.
Ideal candidate
The ideal candidate will think like an owner, take pride in managing properties, be a leader who develops, coaches, and uplifts their teams, be operationally strong with the ability to establish internal workflow systems, and exceptional in delivering superior customer service while building strong relationships. Demonstrated experience in developing CAM reconciliations and property budgets is required.
Responsibilities
Manage and lead the day‑to‑day operations for the Dallas area portfolio of properties.
Establish and monitor workflows, policies and procedures and asset maintenance program.
Provide superior customer service to tenants while building and maintaining superior relationships.
Establish a proactive tenant relation and retention program.
Procure, manage, supervise and build contract services and vendor relationships.
Hire, manage, lead, develop and coach property management team members.
Provide clear and effective tenant communications that achieve property goals, ensure safety, preserve or add value while delivering results.
Plan and coordinate marketing initiatives, activities and events for tenants.
Provide supervision of tenant work orders, reporting process and ensure satisfactory completion.
Provide supervision of tenant improvements construction projects and move‑in process.
Perform routine property inspections with the goal of maintaining the properties according to the asset plan.
Develop and administer the preventative maintenance program.
Recommend and lead capital improvement projects and develop a 5‑year property improvement program.
Monitor the billing and collection of monthly invoices to tenants.
Preparation of CAM reconciliations.
Monitor that non‑regular billings are invoiced accurately and on time (i.e. quarterly, semi‑annual or annual CAM billings, taxes, insurance, percentage rent).
Preparation of annual operating budgets, analysis of monthly expenses and cost allocations.
Perform monthly reforecasting and variance reporting.
Analyze and report property financial activities.
Oversee lease administration and ensure compliance with all terms and conditions.
Help facilitate lease renewals.
Ensure tenants are reporting as required and monitor tenant sales reports.
Perform lease renewals, collaborate and support property leasing team initiatives.
Ensure property compliance with local, state, and federal requirements.
Complete any other task as assigned by management.
Qualifications
Bachelor’s degree highly preferred but not required.
CPM, RPA and/or CCIM is a plus.
Minimum of 5 to 10 years’ experience as a property manager.
Demonstrated leadership skills with the ability to manage, develop and teach others.
Superior written and verbal communication skills.
Effective listening skills.
Excellent customer service skills.
Robust problem solving, analytical and critical thinking skills.
Strong organizational and time management skills.
Proficient in Microsoft Office Suite: Word, Excel and Outlook.
Yardi experience is a plus.
Proficiency in property accounting and reporting.
Experience in developing lease expense and CAM reconciliations.
Experience with developing annual property budgets, monthly variance reporting and reforecasting.
Ability to read and interpret leases, with experience in lease administration.
Travel is required by car (properties are primarily a short distance) up to 15% of the time.
