Property Assistant (Commercial Real Estate)

Position will assist a team with a commercial portfolio of industrial properties (4 MM sq. ft.) in Orange County+ a business park. Sits in Irvine office daily, Mon-Fri, $55K - $60K DOE + bonus potential + strong benefits. What's in it for you? Strong benefits and bonus potential Property Assistant (commercial real estate) Details: Direct hire position $ 55,000.00 to $ 60,000.00 / annually First shift (Monday through Friday from 08:00am to 05:00pm) Provide support to Assistant Property Manager, Property Manager and ROM as needed. Assist with management of multiple industrial properties. Process accounts payable including utilities. Generate and process service contracts, purchase orders, and work authorizations. Includes working in the PMWeb program. Generate and track tenant billable requests, ensuring appropriate approvals have been approved prior to processing. Assist with maintaining compliance files, maintain tenant lease files. Oversee certificate of insurances for vendors and tenants and maintain tracking forms. Assist with accounts receivables for tenants and update delinquency notes. Prepare rent adjustments and tenant charge-backs, assist with rent payment inquires via tenant payment portal. Manage service requests. Follow up on all service orders to ensure high tenant satisfaction. Manage new vendor set up process. Provide support to Assistant Property Manager, Property Manager and Senior Property Manager. Provide office administrative support. Help coordinate tenant engagement events. Involvement and coordination of Benchmarking and ESG initiatives Adaptable to working in multiple platforms relating to capital projects, budgeting, accounts payable, accounts receivable, PM's and work orders. Special projects as needed Property Assistant (commercial real estate) Qualifications: High school diploma required. Four year degree is preferred. 1-2 years of real estate experience in Property Management and/or Real Estate required. Must have the ability to multi-task and handle interruptions calmly and politely. Proficient with MS Office Suite, including Word, Excel and Outlook Experience with MRI and/or Avid a plus.
